Job summary

Vivmark Residential seeks an experienced Project Manager to lead the delivery of multi-family residential and mixed-use developments. You will manage budgets, schedules, staffing, and field operations to ensure projects are completed safely on time, within budget, and to the highest quality standards.

You will serve as the central point of coordination between internal teams, subcontractors, consultants, and municipalities, guiding planning, permitting, risk management, and closeout while

Qualifications

• 7+ years managing residential, commercial, or hospitality construction projects.
• Strong knowledge of budgeting, scheduling, and project cost accounting.
• Proficiency with Procore, Bluebeam and Microsoft Project.
• Working knowledge of building codes, permitting processes, and OSHA guidelines.
• OSHA 30, CPR/First Aid required; PMP or Superintendent/Site Safety Manager preferred.

Responsibilities

• Manage all phases of the project lifecycle from planning to closeout.
• Oversee construction schedules and budgets, prepare bids, negotiate contracts, monitor subcontractor performance.
• Review construction documents, coordinate permitting, ensure safety and quality standards.
• Conduct site walks, track progress, and collaborate with Superintendents to stay on schedule and budget.
• Lead and mentor project teams and build relationships with architects, inspectors, subcontractors, suppliers, and communities.
