Job summary

Cornerstone Recruiting is seeking an experienced Project Manager for a Maryland construction firm. The ideal candidate will manage projects from bidding and pre-construction through closeout, coordinating with owners, architects, engineers, and subcontractors to deliver on time and within budget.

You will develop estimates, takeoffs, scopes of work, and bid packages, review drawings and specs, and drive value engineering and procurement plans while leveraging technology and AI tools to improve

Qualifications

  • 5+ years of construction management experience.
  • Bachelor's degree in Construction Management/PM or accredited trade-school training with substantial CM experience.
  • Strong commercial construction background.
  • Experience in estimating and preconstruction.
  • Ability to read and interpret drawings and specifications.
  • Knowledge of scheduling, budgeting, and subcontractor buyout.
  • Experience negotiating contracts and RFIs.
  • Strong communication and organizational skills.

Responsibilities

  • Manage construction projects from bidding/pre-construction through closeout.
  • Prepare estimates, takeoffs, scopes of work, and bid packages.
  • Review drawings, plans, specifications, and owner contracts.
  • Develop project budgets, schedules, buyouts, and procurement plans.
  • Solicit, evaluate, and negotiate subcontractor and vendor proposals.
  • Manage RFIs, submittals, change orders, contracts, and project documentation.
  • Coordinate with owners, architects, engineers, subcontractors, vendors, and field personnel.
  • Monitor costs, schedules, quality, and overall performance.
  • Participate in pre-construction and progress meetings.
  • Identify opportunities for value engineering and cost savings.
  • Drive projects through completion and closeout.
  • Utilize technology and AI tools to improve estimating and management.

A well-established and growing Maryland construction company is seeking an experienced Project Manager to join its team. What You'll Do

What We're Looking For
  • 5+ years of construction management experience
  • Bachelor's degree in Construction Management/Project Management or accredited trade-school training with significant construction management experience
  • Strong commercial construction background
  • Demonstrated estimating and preconstruction experience
  • Ability to confidently read and interpret construction drawings and specifications
  • Strong knowledge of scheduling, sequencing, budgeting, job costing, and subcontractor buyout
  • Experience developing accurate scopes of work and negotiating contracts
  • Knowledge of RFIs, submittals, change orders, and subcontractor agreements
  • Strong communication, organizational, and problem-solving skills
  • Ability to travel to local project sites within approximately 30 miles
  • Experience with PlanSwift or similar estimating software preferred
  • Experience with civil construction, utilities, water/sewer, or municipal projects is a plus
  • Comfortable incorporating technology and AI into construction workflows
  • Bilingual skills are a plus
