Job summary

Powers & Sons Construction in Chicago, IL is seeking an experienced Project Manager to lead commercial construction from preconstruction to closeout. You will coordinate with owners, architects, engineers, and field teams to meet safety, quality, schedule, and budget goals while maintaining client service excellence.

The role requires strong leadership, proactive risk management, and effective communication across multi-disciplinary teams.

Qualifications

  • Bachelor’s degree in construction management, engineering, architecture, business, or a related field preferred.
  • Five or more years of commercial construction project management experience.
  • Demonstrated experience managing projects through the full construction lifecycle.
  • Strong knowledge of construction contracts, drawings, specifications, scheduling, estimating, procurement, and cost control.
  • Experience managing subcontractors, change orders, owner relationships, and project financial performance.
  • Ability to lead multiple priorities and make sound decisions in a fast-paced project environment.
  • Strong written, verbal, organizational, and interpersonal communication skills.
  • Proficiency with construction management, scheduling, estimating, and Microsoft Office software.
  • Experience with public, institutional, education, healthcare, civic, industrial, or similar commercial construction projects is preferred.
  • OSHA 30 certification or the ability to obtain it.

Responsibilities

  • Lead commercial construction projects from preconstruction through closeout, including warranty.
  • Develop, maintain, and manage budgets, cost forecasts, schedules, and overall plans.
  • Coordinate with Superintendents to align field operations, manpower, logistics, safety, quality, and sequencing.
  • Manage owner and design-team communications, including progress meetings and reporting.
  • Review project documents to identify risks, gaps, and coordination needs.
  • Lead subcontractor and supplier procurement, bid evaluation, contracts, and awards.
  • Manage subcontracts, purchase orders, change orders, cost documentation.
  • Monitor financial performance: committed costs, projected costs, contingency usage, billings, cash flow, profitability.
  • Manage RFIs, submittals, change documentation, minutes, and logs.
  • Identify schedule/cost/quality risks early and develop corrective actions.
  • Maintain relationships with clients, architects, consultants, trade partners, and stakeholders.
  • Support pursuits, estimating, constructability reviews, and preconstruction planning.
  • Mentor Project Engineers, Assistant PMs, interns, and others.
  • Ensure compliance with policies, contracts, safety expectations, and regulations.
  • Lead project closeout, punch lists, final docs, warranties, and financial reconciliation.

POSITION SUMMARY

Powers & Sons Construction is seeking an experienced Project Manager to join our Chicago, Illinois office.The Project Manager will lead the planning and execution of commercial construction projects from preconstruction through closeout, ensuring each project meets its safety, quality, schedule, financial, and client-service objectives.

This position serves as the primary point of coordination between owners, architects, engineers, trade partners, field leadership, and internal project teams. The successful candidate will be a proactive leader who can manage complex project details, build strong relationships, anticipate risk, and maintain accountability throughout the project lifecycle.

KEY RESPONSIBILITIES
  • Lead commercial construction projects from preconstruction and procurement through construction, closeout, and warranty.
  • Develop, maintain, and manage project budgets, cost forecasts, schedules, and overall project execution plans.
  • Coordinate closely with Superintendents to align field operations, manpower, logistics, safety, quality, and project sequencing.
  • Manage owner and design-team communications, including progress meetings, reporting, decision tracking, and issue resolution.
  • Review project documents, contracts, drawings, specifications, and scopes of work to identify risks, gaps, and coordination requirements.
  • Lead subcontractor and supplier procurement, including scope development, bid evaluation, contract negotiation, and award recommendations.
  • Manage subcontracts, purchase orders, change orders, pay applications, commitments, and project cost documentation.
  • Monitor project financial performance, including committed costs, projected costs, contingency usage, billings, cash flow, and profitability.
  • Manage RFIs, submittals, change documentation, meeting minutes, logs, and other project controls.
  • Identify potential schedule, cost, quality, and coordination issues early and develop clear corrective action plans.
  • Maintain productive relationships with clients, architects, consultants, trade partners, and community stakeholders.
  • Support project pursuits, interviews, estimating efforts, constructability reviews, and preconstruction planning as needed.
  • Mentor Project Engineers, Assistant Project Managers, interns, and other developing team members.
  • Ensure compliance with company policies, contractual requirements, safety expectations, and applicable regulations.
  • Lead project closeout, including punch-list completion, final documentation, owner training, warranties, and financial reconciliation.
