Organizational Relationship
  • Reports directly to the Construction Superintendent.
  • Supervises the maintenance, construction, and trades team as well as housing facilities.
Position Overview

Under the general direction of the Construction Superintendent, the Project Manager is responsible for leading and managing various construction and maintenance projects; preparing, coordinating, and monitoring project schedules, including bid packages and submittal requests. This role includes preparing, coordinating, and monitoring project schedules, managing resources, overseeing compliance, and ensuring effective communication among stakeholders.

This position requires a strong focus on teamwork, skilled trades expertise, and a commitment to delivering high-quality results while adhering to safety standards and regulations. Project Manager will interact with subcontractors, consultants, and Tribal Councils throughout various projects.

Key Responsibilities
Construction Management
  • Manage construction activities, ensuring adherence to plans and specifications.
  • Coordinate work to schedule and prioritize maintenance and rehab tasks.
  • Lead operations for maintenance and rehabilitation projects, ensuring completion within established timelines and according to quality standards including delegation of daily tasks based on skill levels and project requirements such as drywall, painting, and carpentry.
  • Oversee construction and maintenance production on project sites, including logistics for employees, equipment, and resources.
  • Perform preventive maintenance to minimize reactive repairs and extend the lifespan of properties.
  • Ensure all work is completed to code and in compliance with safety regulations.
  • Troubleshoot and provide solutions for unexpected or emergency maintenance issues.
  • Maintain an inventory of tools and supplies, ensuring adequate resources for ongoing maintenance tasks.
Site Management and Safety
  • Perform regular site inspections to ensure compliance with project specifications, codes, safety regulations and comply with environmental regulations and safety standards.
  • Maintain a safe and secure construction site, enforcing all safety regulations and protocols.
  • Manage site logistics, including access, storage, and waste disposal.
  • Report project status, risks, and issues to the Construction Superintendent.
Team Management and Training
  • Interact on-site with architects, engineers, consultants, subcontractors, and maintenance personnel on various project matters.
  • Foster a collaborative environment among maintenance staff, promoting teamwork, effective communication, and a culture of continuous improvement.
  • Manage contractor performance, ensuring adherence to the terms of agreements.
  • Ensure that on-the-job training and mentorship is provided to staff through cross training on job sites.
  • Support training and development initiatives for construction staff, including scheduling and coordinating training sessions.
  • Oversee temporary and seasonal employees, providing training in construction specifications and safety procedures.
Administrative Functions
  • Prepare drafts of requests for proposals and specifications for solicitation of services and contractors.
  • Develop contracts for review by the Construction Superintendent and the Executive Director.
  • Ensure that budgets are accurately tracked.
  • Conduct regular team meetings to promote a culture of continuous improvement within the organization.
Qualifications
  • Education: Bachelor’s degree in Construction Management, Project Management, or a related field preferred; combination of education and experience will be considered.
  • Experience: Minimum of 3-5 years of experience in construction project management or related supervisory roles. Experience in building maintenance or construction preferred.
Skills, Knowledge, and Abilities
  • In-depth experience of construction methods, materials, and building codes. Strong knowledge of general construction systems.
  • Strong leadership abilities with the capacity to motivate and lead a team.
  • Strong problem-solving and organizational skills, with the capacity to manage multiple projects and priorities simultaneously.
  • Understanding of safety regulations and building codes.
  • Ability to manage multiple tasks and priorities effectively.

Physical Requirements
  • Ability to physically walk, climb, and travel to construction sites, including in remote communities.

  • Regularly required to lift up to 75 pounds.
  • Ability to work at heights safely.
Working Conditions
  • This position is performed at a variety of construction sites both indoors and outdoors.
  • This position involves exposure to chemicals, noise, dust, and other construction-related hazards.
  • This position may require travel to various tribal communities.
    • Must be able and willing to travel in small, unpressurized aircraft to travel to construction and other work sites within the Bristol Bay villages.
