Job summary

Timeline Design+Build is seeking a Project Engineer II to drive core coordination workflows across documentation, trades, and internal teams. Reporting to the Production Manager, you will act as an extension of the PM, owning processes that align scope, budget, and schedule on residential construction projects.

You will proactively resolve coordination gaps, manage procurement and COs, and maintain BuilderTrend project status to keep field teams informed and on schedule.

Qualifications

  • Education: Degree in Engineering preferred.
  • Experience: Minimum of 5 years in construction.
  • Proficiency with BuilderTrend encouraged.
  • Excellent written and verbal communication.

Responsibilities

  • Coordinate with PMs, site managers, and superintendents to align across project phases.
  • Manage procurement tracking and schedule-aligned deliveries.
  • Own creation, issuance, and tracking of purchase orders.
  • Onboard subcontractors and manage contract documentation (COIs).
  • Oversee change orders from initiation to approval.
  • Maintain project documentation and BuilderTrend status.
  • Track RFIs, submittals, and drawings with stakeholders.
  • Support field issues and reduce PM administrative burden.

Overview

As a Project Engineer II, you are responsible for managing core project coordination workflows across documentation, trade partners, and internal teams. Reporting to the Production Manager, you act as an extension of the Project Manager—owning key processes that ensure alignment between scope, budget, and schedule. This role requires proactive problem-solving, strong communication, and the ability to drive progress across multiple stakeholders.


Key Responsibilities


  • Project Coordination & Execution

  • Coordinate with Project Managers, Site Managers, and Superintendents to ensure alignment across all phases of construction.

  • Proactively identify and resolve coordination gaps that could impact schedule or execution.

  • Support job site setup and logistics with an emphasis on efficiency and planning.

  • Manage material procurement tracking, ensuring timely delivery and alignment with schedule.

  • POs & Subcontract Management

  • Own the creation, issuance, and tracking of all purchase orders.

  • Manage subcontractor onboarding, contract execution, and compliance (COIs, documentation).

  • Ensure all commitments align with project budgets and scope.

  • Identify discrepancies and escalations as needed.

  • Change Orders (COs) Documentation & Processing

  • Manage the full lifecycle of change orders from initiation through approval.

  • Coordinate scope definition, pricing inputs, and supporting documentation with trades and PM.

  • Track CO status and ensure timely execution to avoid project delays.

  • Project Documentation & File Integrity

  • Maintain and audit all project documentation for accuracy and completeness.

  • Ensure BuilderTrend reflects current project status at all times.

  • Establish consistency in file structure, naming, and record keeping.

  • Information Flow (RFIs, Submittals, Drawings)

  • Manage and track RFIs, submittals, and drawing updates across all stakeholders.

  • Drive timely responses and follow-ups to prevent schedule impacts.

  • Communicate critical updates to field and project teams.

  • Scheduling & Communication

  • Coordinate key milestones, inspections, and project events.

  • Support schedule adherence by identifying risks and communicating constraints early.

  • Interface with internal teams (design, marketing, leadership) as needed.

  • Field & PM Support

  • Act as day-to-day coordination lead supporting the PM.

  • Assist in resolving field issues through communication and documentation.

  • Reduce PM administrative burden by owning core workflows.


Success Looks Like


  • PM, Site Manager/Superintendent are aligned on priorities, responsibilities, and upcoming work.

  • Coordination gaps are identified and resolved before they impact the schedule.

  • Jobsite logistics and material needs are planned ahead of time.

  • Materials are procured and delivered in alignment with the project schedule.

  • The project team has the information needed to execute the work without unnecessary delays.

  • POs & Subcontract Management

  • Own the creation, issuance, and tracking of all purchase orders.

  • Manage subcontractor onboarding, contract execution, and compliance (COIs, documentation).

  • Ensure all commitments align with project budgets and scope.

  • Identify discrepancies and escalations as needed.

  • All POs and subcontracts are created, issued, and tracked accurately and on time.

  • Subcontractors are fully onboarded and compliant before starting work.

  • Commitments are aligned with approved scope and project budget.

  • Discrepancies are identified early and escalated appropriately.

  • The PM has clear visibility into project commitments and outstanding procurement.

  • Change Orders (COs) Documentation & Processing

  • Manage the full lifecycle of change orders from initiation through approval.

  • Coordinate scope definition, pricing inputs, and supporting documentation with trades and PM.

  • Track CO status and ensure timely execution to avoid project delays.

  • Change orders are documented, priced, routed, and approved promptly.

  • Scope and pricing are clearly defined before work proceeds.

  • CO status is always current and visible to the project team.

  • No change order sits unresolved long enough to impact schedule, cost, or client expectations.

  • The project record accurately reflects all approved changes.

  • Project Documentation & File Integrity

  • Maintain and audit all project documentation for accuracy and completeness.

  • Ensure BuilderTrend reflects current project status at all times.

  • Establish consistency in file structure, naming, and record keeping.

  • Project files and BuilderTrend are accurate, complete, and current.

  • Documentation is consistently organized and easy for anyone on the team to find.

  • Records accurately reflect project decisions, commitments, and status.

  • Documentation gaps are identified and corrected proactively.

  • The project is always "audit ready."

  • Information Flow (RFIs, Submittals, Drawings)

  • Manage and track RFIs, submittals, and drawing updates across all stakeholders.

  • Drive timely responses and follow-ups to prevent schedule impacts.

  • Communicate critical updates to field and project teams.

  • RFIs and submittals are tracked from initiation through resolution.

  • Responses are actively followed up on before they become schedule constraints.

  • Current drawings and information are clearly identified and communicated to the field.

  • Critical information reaches the right people quickly.

  • No critical decision or unanswered question falls through the cracks.

  • Scheduling & Communication

  • Coordinate key milestones, inspections, and project events.

  • Support schedule adherence by identifying risks and communicating constraints early.

  • Interface with internal teams (design, marketing, leadership) as needed.

  • Key milestones, inspections, deliveries, and project events are coordinated in advance.

  • Potential schedule risks are identified and communicated early.

  • The team understands upcoming constraints and required actions.

  • Communication between design, production, and project teams is timely and clear.

  • Schedule-related issues are escalated before they become emergencies.

  • Field & PM Support

  • Act as day-to-day coordination lead supporting the PM.

  • Assist in resolving field issues through communication and documentation.

  • Reduce PM administrative burden by owning core workflows.

  • The PE II serves as a reliable day-to-day coordination resource for the PM.

  • Field issues are documented, communicated, and followed through to resolution.

  • Core administrative workflows are owned without requiring constant PM direction.

  • The PM spends less time chasing information, documents, and status updates.

  • The PE II operates independently, anticipates needs, and knows when to elevate.


Qualifications


  • Education: Degree in Engineering preferred.

  • Experience: Minimum of 5 years of experience in construction.

  • Skills:

  • Ability to work independently and within a team.

  • Has shown the ability to be forward looking and a strong problem solver.

  • Proficiency in construction management platforms such as BuilderTrend is a plus.

  • Strong organizational skills and ability to prioritize and manage multiple tasks concurrently.

  • Familiarity with PlanGrid and Bluebeam a plus.

  • Excellent written and verbal communication.


Physical Requirements


  • Able to work on-site under various conditions, including exposure to weather, deconstruction, excavation, and structural phases.

  • Ability to safely navigate construction sites, including ascending/descending stairs and ladders.

  • Able to lift and carry up to 25 lbs. safely.
