Job summary

MV Group USA in Miami is seeking a Preconstruction / Project Engineer to lead the preconstruction phase for luxury residential projects.

You will work closely with ownership, architects, and subcontractors to develop budgets, perform takeoffs, prepare bid packages, negotiate pricing, and set projects up for successful construction turnover.

Qualifications

  • Bachelor’s degree in CM/CE/Architecture or related field required.
  • 3–7 years of estimating, preconstruction, or project engineering experience.
  • Luxury residential construction experience required.
  • Ability to read and interpret architectural, structural, and MEP drawings.
  • Strong organizational, analytical, and communication skills.
  • Permit tracking and submission experience a huge plus.

Responsibilities

  • Prepare conceptual, schematic, and final budgets and rate sheets.
  • Perform detailed quantity takeoffs from architectural and engineering plans.
  • Develop and maintain trade-specific rate sheets and cost databases.
  • Analyze drawings and specifications for completeness and constructability.
  • Identify value engineering opportunities while maintaining design intent and quality standards.
  • Monitor market pricing and material cost trends.
  • Solicit bids from qualified subcontractors and suppliers; negotiate pricing, scopes of work, and contract terms.
  • Develop and maintain long-term relationships with high-quality trade partners.
  • Assemble complete preconstruction packages for Project Managers and Superintendents.
  • Ensure all subcontract agreements, scopes, budgets, schedules, and procurement documentation are complete prior to project kickoff.
  • Participate in turnover meetings to facilitate a seamless transition from preconstruction to construction operations.
  • Provide ongoing support to project teams as needed throughout construction.

We are seeking a highly motivated and detail-oriented Preconstruction / Project Engineer to lead the preconstruction process from development through project turnover. The position is responsible for managing all aspects of the preconstruction phase of our luxury residential projects. Working closely with ownership, architects, consultants, and subcontractors, this role develops accurate budgets, performs quantity takeoffs, prepares bid packages, negotiates pricing, and ensures every project is positioned for success before construction begins.

  • Prepare conceptual, schematic, and final construction budgets and rate sheets.
  • Perform detailed quantity takeoffs from architectural and engineering plans.
  • Develop and maintain trade-specific rate sheets and cost databases.
  • Analyze drawings and specifications for completeness and constructability.
  • Identify value engineering opportunities while maintaining design intent and quality standards.
  • Monitor market pricing and material cost trends.
Procurement & Trade Partner Management
  • Solicit bids from qualified subcontractors and suppliers.
  • Conduct scope reviews to ensure complete and comparable proposals.
  • Meet with subcontractors to review project scope, clarify expectations, and resolve discrepancies.
  • Negotiate subcontractor pricing, scopes of work, and contract terms.
  • Develop and maintain long-term relationships with high-quality trade partners.
  • Ensure all projects are competitively bid and awarded within established budgets.
  • Review proposals for accuracy, scope coverage, and cost efficiency.
Project Turnover
  • Assemble complete preconstruction packages for Project Managers and Superintendents.
  • Ensure all subcontract agreements, scopes, budgets, schedules, and procurement documentation are complete prior to project kickoff.
  • Participate in turnover meetings to facilitate a seamless transition from preconstruction to construction operations.
  • Provide ongoing support to project teams as needed throughout construction.
Qualifications
  • Bachelor's degree in Construction Management, Civil Engineering, Architecture, Interior Design or a related field is a must. A Master's Degree is a plus.
  • 3-7 years of experience in estimating, preconstruction, or project engineering.
  • Luxury residential construction experience is a must.
  • Strong understanding of construction methods, materials, and sequencing.
  • Experience preparing detailed takeoffs and construction budgets.
  • Proven ability to negotiate subcontractor pricing and contracts.
  • Ability to read and interpret architectural, structural, and MEP drawings.
  • Exceptional organizational, analytical, and communication skills.
  • Experience in permit tracking and submission with city municipalities a huge plus.
