Job summary

Kitchell in Los Angeles seeks an experienced Project Director to lead our Southern California region and drive the execution of large, complex projects. This site-based role is embedded at the client campus in Los Angeles and requires coordinating across departments from planning through final closeout.

You will head a Project Management Team of 4–8, manage 5–10 projects ranging from $1M to $50M, handle budget, schedule, and change orders, and ensure compliance with public codes, DSA processes,

Qualifications

• 15 years of experience in management of multiple construction projects
• Experience with large Capital Improvement programs
• Experience in Educational Facility Construction preferred
• Experience with Central Utility Plants and Data Centers preferred
• Experience with BIM and alternative delivery methods preferred
• Leadership in LEED certified projects preferred
• Experience with DSA construction/design processes preferred

Overview

Duties include Plan, direct and ensure the effective execution of projects and construction management services on large, complex and high-risk projects.

Duties And Responsibilities

• Lead a Project Management Team
• Organize, direct, train, and manage a Project Management team ranging in size from 4 to 8 people.
• Successfully manage and execute 5 to 10 projects simultaneously, ranging in construction value and complexity from $1M to $50+M each
• Successfully deliver a variety project types (i.e., vertical construction, infrastructure, IT, landscape, etc.) on schedule and within budget
• Track, address and resolve all project issues in a timely manner
• Review, negotiate, and process all change order
• Review and develop 'design and construction' contract documents
• Coordinate budget and schedule information with the Relocation Project Manager regarding FF&E, Asset Disposition/Surplus, and Relocation
• Successfully closeout projects to include DSA closeout and client specific closeout procedures
• Collaborate closely across departments from project planning through final completion
• Identify project risks and create and implement risk mitigation plans
• Create and present project and program information periodically to multiple stakeholder groups
• Track all project status and provides management reports relative to overall progress relative to construction project delivery schedules
• Track status and provides management reports relative to scheduling, cost control, staffing and other related construction contract requirements
• Review and inspect construction site offices to assess performance of construction teams and adherence to legal requirements
• Monitor, track, address and mitigate construction disputes
• Direct and assist in outreach efforts to provide information about projects
• Perform other related duties as assigned

Requirements

Education and Experience

• Bachelor's Degree in Architecture, Engineering, Urban Planning, Construction Management is required
• 15 years of experience in Management of multiple construction projects; experience within a large Capital Improvement program and familiarity with relevant Public Codes is required
• 7 years of experience in Educational Facility Construction is preferred
• Prior experience with Central Utility Plants and Data Centers is highly desired
• Experience utilizing Building Information Modeling (BIM) and alternative delivery method is preferred
• Experience in Leadership in Energy and Environmental Design (LEED) certified projects is preferred
• Experience with Division of the State Architect (DSA) construction/design processes or similar is strongly preferred

Knowledge And Skills

Knowledge of all parts of the project life cycle, to include master planning, design and closeout is needed

License and Certifications

• Valid driver's license with an acceptable motor vehicle record, free from suspensions or restrictions, is required
• A CA credential from the California Architectural Board or a PE credential for the State of California is preferred
• A CCD or CMCI credential is preferred

Travel Requirements

This position is project site based embedded at the client campus location in Los Angeles, CA.

Work Environment

While performing the duties of this job, the employee must regularly work in an office and or construction environment. Conditions regularly include exposure to outdoor elements, hot/cold temperatures, wet conditions, noise, atmospheric conditions, and cramped quarters. The noise level in the work environment is occasionally loud.

Physical Requirements

While performing the duties of this job, the employee must regularly sit, stand, walk, talk, or hear and use hands to finger, feel and handle; frequently reach with hands and arms; occasionally climb or balance and stoop, kneel, crouch or crawl. Specific vision abilities required by this job include close vision, distance vision, depth perception and ability to adjust focus. Must frequently lift and or move 10 pounds and occasionally lift and or move up to 50 pounds.

The annual base salary range for this role is currently $180,000 - $220,000. The Company's salary ranges are determined by role, level, location, and alignment with market data. Individual pay is determined through interviews and an assessment of various factors, including job‑related skills, relevant education and experience, abilities of the applicant and equity with other team members.
