Overall Job Summary

The Program Manager, Real Estate Transactions, primarily serves as the operational leader for the company’s large-scale sale-leaseback transactions across a national real estate portfolio. This role owns and continuously improves the operational execution framework for the company's sale-leaseback transaction program, managing transaction execution from pre-transaction planning through post-closing while ensuring alignment among Legal, Real Estate, Finance, external counsel, title companies, brokers, buyers, and other transaction stakeholders. The Program Manager focuses on sale-leaseback transaction management, program governance, due diligence vendor oversight, and portfolio-level execution. In addition, this role manages closing readiness activities for fee development acquisitions and other strategic property transactions during the final stages of the transaction process.

Essential Duties and Responsibilities (Min 5%)
  • Direct execution of multiple concurrent sale-leaseback transactions and portfolio dispositions under aggressive timelines while ensuring achievement of transaction milestones and closing objectives.
  • Develop and own standardized transaction management processes, reporting, governance tools, and execution methodologies for portfolio transactions.
  • Manage due diligence vendors and activities, including the ordering, collection, organization, and delivery of title reports, ALTA surveys, environmental reports, zoning reports, property condition assessments, lease documentation, and other transaction-related materials.
  • Develop, monitor, and present transaction performance metrics, portfolio status, key risks, and mitigation strategies to Legal and Real Estate leadership.
  • Provide recommendations to support execution planning and business decision-making.
  • Own the administration and governance of transaction data rooms and document repositories to ensure document integrity, accessibility, and closing readiness.
  • Evaluate transaction risks, determine appropriate mitigation strategies, establish execution priorities, and independently resolve operational issues or elevate matters requiring legal or executive approval.
  • Track satisfaction of closing conditions and coordinate delivery of transaction requirements necessary to achieve timely closings.
  • Serve as the primary operational lead for transaction stakeholders, driving accountability, resolving cross-functional issues, and ensuring timely execution across internal and external partners.
  • Lead closing readiness activities for fee development acquisitions and other strategic property transactions during the final stages of the transaction process by managing closing deliverables, monitoring satisfaction of closing conditions, coordinating stakeholder activities, and driving timely execution through closing.
  • Establish and enforce adherence to transaction governance standards, documentation protocols, and execution procedures.
  • Identify opportunities to improve transaction processes, standardize best practices, implement operational efficiencies, and recommend enhancements to transaction governance.
Required Qualifications

Experience: 5+ years of experience leading or managing complex commercial real estate transactions, including responsibility for transaction execution, stakeholder management, due diligence oversight, and closing management. Experience with sale-leasebacks, portfolio transactions, acquisitions, dispositions, or commercial development preferred. Demonstrated understanding of commercial real estate transaction execution, including closing processes and familiarity with title reports, ALTA surveys, environmental due diligence, zoning reports, and related transaction documentation.

Education: Bachelor’s degree from an accredited college or university. Any suitable combination of education and experience will be considered.

Professional Certifications: Paralegal Certificate a plus

Preferred knowledge, skills or abilities
  • Proficiency using Microsoft Office, particularly Word, Excel, Outlook, PowerPoint, SharePoint and Teams.
  • Advanced organizational skills with strong attention to detail
  • Exceptional project and program management skills
  • Ability to manage competing priorities in a fast‑paced transaction environment to keep multiple projects on track and completed within deadlines
  • Strong analytical and problem‑solving abilities
  • Demonstrated ability to build consensus and drive accountability across cross‑functional teams without direct supervisory authority
  • Experience creating and maintaining trackers, dashboards, process documentation, and transaction reporting
  • Demonstrated ability to independently prioritize transaction activities and make operational decisions within established authority
  • Excellent interpersonal skills including verbal and written communication, ability to preserve confidentiality, and collaboration
