AWS Land Development Program Manager in Seattle, WA, is responsible for the operational backbone of the land development portfolio. You will own program delivery, standardized reporting, KPI adoption, and stakeholder coordination to ensure visibility, predictability, and delivery commitments across US projects.

The Land Development team is seeking a Program Manager - based in Seattle WA, Austin TX, or Arlington VA - to own the operational backbone of our land development portfolio: program delivery, standardized reporting, KPI adoption, process improvement, and stakeholder coordination. This role ensures portfolio performance is visible, predictable, and tied to deliverable commitments.
You will support a team of land development and permitting managers responsible for data center projects across the US. The work environment spans due diligence, entitlements, engineering design, utility coordination, and construction. You do not manage land development projects directly; you manage the program that allows this team to deliver at scale — tracking portfolio health, surfacing systemic bottlenecks, and giving leadership clear visibility into performance.

The Land Development team is responsible for taking raw land from acquisition through construction-ready turnover for AWS data center campuses across the Americas. We manage complex, multi-jurisdictional permitting and entitlement processes spanning federal, state, and local authorities. Our team collaborates daily with partner teams in environmental, design engineering, construction, energy, and public policy to deliver capacity on time in a fast-moving, high-impact environment.
