We are now looking for a Production Manager who shares those values and can help us strengthen the systems, leadership, and accountability behind every project.

This is not simply a scheduling or administrative position. It is a hands‑on leadership role for someone who takes ownership, solves problems before they become emergencies, supports field crews, communicates confidently with homeowners, and takes pride in delivering an excellent customer experience.

The Opportunity

The Production Manager owns each sold project from the sales-to-production handoff through final walkthrough, closeout, and invoice readiness.

You will be responsible for making sure projects:

  • Start fully prepared
  • Stay organized and on schedule
  • Meet Perdue Builders’ quality standards
  • Protect the planned gross profit
  • Provide a professional homeowner experience
  • Close out promptly and accurately

You will work directly with the owner while leading the day-to-day coordination of crews, materials, schedules, customers, project documentation, quality control, and job profitability.

You will divide your time between the office and active job sites throughout the Greater Seattle area.

What You Will Own

Production Scheduling and Project Readiness

  • Maintain an accurate rolling four‑week production schedule.
  • Confirm that labor, materials, equipment, permits, selections, and project information are ready before each scheduled start.
  • Coordinate multiple active projects without losing sight of details or commitments.
  • Identify scheduling conflicts and project risks early.
  • Communicate schedule changes clearly to crews, customers, and company leadership.

Sales‑to‑Production Handoff

  • Review contracts, scopes of work, measurements, selections, photos, and job notes before production begins.
  • Identify missing information, conflicting details, or constructability concerns.
  • Conduct or coordinate pre‑construction planning.
  • Make sure field crews receive a clear and complete project package.
  • Prevent avoidable surprises by resolving questions before work begins.

Materials and Logistics

  • Prepare and verify material orders.
  • Coordinate deliveries, equipment, disposal, and project‑specific logistics.
  • Confirm that materials are accurate, complete, and available when needed.
  • Minimize delays, emergency purchases, waste, and unnecessary return trips.
  • Track shortages, damaged materials, and vendor‑related issues through resolution.

Crew Leadership

  • Set clear expectations for employees and subcontractors.
  • Provide crews with the information, materials, and support needed to succeed.
  • Monitor productivity, workmanship, professionalism, and jobsite organization.
  • Address performance or communication issues directly and respectfully.
  • Build accountability while maintaining a positive, team‑oriented culture.

Quality, Safety, and Risk Management

  • Inspect projects at critical stages of construction.
  • Verify compliance with manufacturer requirements, project specifications, water‑management practices, and Perdue Builders’ quality standards.
  • Maintain safe, clean, and professional jobsites.
  • Identify problems early and make sure corrective work is completed properly.
  • Reduce callbacks, preventable rework, customer complaints, and warranty exposure.

Homeowner Communication

  • Serve as the primary production contact for homeowners.
  • Set expectations before construction begins and provide proactive updates throughout the project.
  • Respond to customer questions and concerns promptly and professionally.
  • Communicate challenges honestly while presenting clear solutions.
  • Conduct or coordinate final walkthroughs and confirm that outstanding items are completed.

Change Orders and Job Profitability

  • Identify work that falls outside the contracted scope.
  • Document and obtain approval for change orders before additional work proceeds whenever possible.
  • Monitor labor, materials, production efficiency, and job‑cost performance.
  • Protect the planned gross profit without sacrificing quality or customer care.
  • Provide accurate information needed for project reporting and financial review.

Documentation and Project Closeout

  • Keep JobNimbus records accurate and current.
  • Maintain complete project photos and documentation in CompanyCam.
  • Verify timesheets, change orders, completion documents, and final job information.
  • Make sure punch‑list items are resolved promptly.
  • Move completed projects to invoice‑ready status within the required timeframe.
Key Deliverables

Success in this role will be measured by clear operational outcomes, including:

  • More than 95% production schedule accuracy
  • 100% start readiness for scheduled projects
  • Customer questions acknowledged or answered within the same business day
  • Final gross profit maintained within three percentage points of the planned margin
  • Callbacks and preventable rework kept below 2%
  • Completed projects made invoice‑ready within five business days
  • Accurate and current JobNimbus records
  • Complete CompanyCam photo documentation
  • 100% compliance with required safety and quality‑control procedures
  • Consistent homeowner satisfaction and strong project reviews

Preferred Qualifications
  • Five or more years of residential construction or exterior‑remodeling experience
  • At least two years of experience leading crews or managing construction projects
  • Strong knowledge of siding, windows, exterior building systems, flashing, and water management
  • Experience with James Hardie and/or LP SmartSide products
  • Experience with scheduling, purchasing, job costing, change orders, and quality control
  • Ability to read contracts, scopes of work, measurements, and construction documents
  • Comfortable using project‑management and photo‑documentation software
  • JobNimbus and CompanyCam experience is helpful
  • Valid driver’s license and ability to travel to jobsites throughout the Greater Seattle area
  • Bilingual English and Spanish is a plus
