Thrive Communities is seeking a Product Insights & Optimization Analyst to drive data-driven decisions across our multifamily portfolio. The role focuses on measuring key performance indicators, building dashboards, and delivering actionable insights to improve occupancy, leasing, renewals and resident experience.

The candidate will collaborate with Property Managers, Marketing, Leasing, Finance and senior leadership, applying BI and analytics to optimize operations while maintaining data

Qualifications

  • Bachelor's degree or equivalent experience in a relevant field
  • Experience in business analytics, operational analytics or product insights
  • Strong analytical and problem solving skills
  • Advanced Excel or spreadsheet skills
  • Excellent verbal and written communication abilities
  • Ability to communicate analytic results to non-technical audiences
  • Experience with multifamily housing or real estate is a bonus

Responsibilities

  • Measure occupancy, leasing, renewals, resident satisfaction, and marketing effectiveness.
  • Prepare dashboards and analytical summaries for management.
  • Analyze lease and occupancy data to understand drivers of performance.
  • Evaluate marketing and lead generation performance for improvements.
  • Review resident feedback and engagement data for service opportunities.
  • Evaluate property management KPIs and pricing/leasing activity.
  • Partner with Property Managers, Regionals, Marketing, Leasing, Finance and Senior Leadership.

Product Insights Optimization Analyst

Position Overview:

Thrive Communities is seeking a highly analytical and detail-oriented Product Insights & Optimization Analyst to help drive data-driven decisions throughout our multifamily property management portfolio.

Main responsibilities
  • Community & ops review.
  • Measure important performance indicators such as occupancy, leasing, renewals, resident satisfaction, marketing effectiveness and operations success.
  • Identifying patterns, performance shortcomings and improvement opportunities.
  • Prepare frequent management reporting, dashboards and analytical summaries.
  • Analyze your lease and occupancy data to understand what is driving performance in the neighborhood.
  • Evaluate marketing and lead generation performance to find possibilities for improvement.
  • Review resident feedback and engagement data for common concerns or service opportunities
  • Evaluate property management KPIs including pricing, leasing activity, renewal rates and other related factors.
  • Understand major operational trends and monitor community performance.
  • Conduct ad hoc analysis to address commercial and operational concerns.
  • Simplify difficult data to the non IT specialist.
  • Support property performance enhancement initiatives and resident experience.
  • Determine the effect of changes in procedures, marketing, leasing or operations.
  • Help leadership define suitable performance criteria and KPIs
  • Comply with necessary requirements of analysis documentation and reporting
  • Partner with Property Managers, Regionals, Marketing, Leasing, Finance and Senior Leadership.
  • Identify opportunities to improve reporting, data integrity and analytics processes.
  • Analyze and monitor the results of operational enhancements.
  • Use company and resident data in compliance with appropriate privacy and security standards.
Skills needed:
  • Bachelor's degree in Business Analytics, Business Administration, Economics, Statistics, Finance or Marketing or equivalent experience accepted
  • Experience in business analytics, operational analytics, product insights, property analytics or similar analytical functions.
  • Strong analytical and problem solving skills
  • Advanced Excel or spreadsheet skills.
  • Qualitative, Quantitative Skills.
  • Examine with care
  • Excellent verbal and written communication abilities.
  • Ability to communicate analytic results clearly to non-technical audience.
  • Can juggle several assignments and work under pressure.
  • Ability to operate independently and on a geographically dispersed team.

  • Experience with multifamily housing, property management, real estate or hospitality is a bonus.
  • Experience analyzing performance at the occupancy, lease, renewal, resident or property level.
  • Experience with BI systems or data presentation.

  • Experience with executive dashboards and performance reporting.
