Job summary

Thrive Communities seeks a Regional Manager in Portland, OR to lead multi-site property operations and deliver superior client service. You will drive NOI, revenue strategies, and expense management while guiding site teams and maintaining strong resident relations.

Ideal candidates have 5+ years in leadership within property management, experience with 500+ units, and proficiency in Yardi and MS Office. This hybrid role offers growth and comprehensive benefits.

Qualifications

  • 3–5 years experience in a Regional Manager role in multi-family property management.
  • 5+ years in a leadership role in property management.
  • Multi-site experience overseeing a minimum of 500 units.
  • Affordable Housing experience preferred.
  • Proficient in Yardi, On-site, and Microsoft Office Suite.
  • Strong understanding of market conditions and trends.
  • CAPS certification is preferred.
  • Notary License is required.
  • Real Estate Broker’s License required, or must be obtained within 6 months of hire.

  • Oversees the execution of quality client interfaces (well prepared calls and site visits, weekly reporting).
  • Consistently implements Thrive’s distinctives of peerless presentation and resident service.
  • Develops high-performing site teams with increasing autonomy.
  • Translates client strategies into consistent execution and adapts to various client styles.
  • Demonstrates effective oversight and problem solving.
  • Highly responsive and proactive client communication with solutions and recommendations.
  • Owns the Thrive experience and demonstrates enterprise-level customer service.
  • Takes the lead in creating a “one-team” mentality and builds trust through relationships and communication.

DesiredQualifications:
  • 3-5 years experience in a Regional Manager role in multi-family property management, preferably working with third-party management.
  • 5+ years in a leadership role in property management, or equivalent experience in order to meet the qualifications of the position.
  • Multi-site experience in on-site property management required, overseeing a minimum of 500 units preferred.
  • Affordable Housing experience preferred.
  • Proficient in Yardi, On-site, and Microsoft Office Suite.
  • Proficient in creating and overseeing budgets and property financials with the ability to review and analyze complex reports and speak to the data with clients.
  • Strong understanding of market conditions and trends.
  • Certified Apartment Portfolio Supervisor (CAPS)
  • Notary License is required
  • Real Estate Broker’s License required, or must be able to be obtained within 6 months of hire.

Work Environment & Physical Requirements:
  • Prolonged periods of sitting at a desk and working on a computer.
  • Ability to physically walk sites/units, which may include climbing stairs and navigating uneven surfaces or construction zones.
  • Ability to sit, stand, and/or walk for extended periods of time.
  • Ability to travel/commute locally for site visits, meetings, etc.; May be required to travel to other Thrive markets on occasion.
  • Must be able to lift to 15 pounds, on occasion.
  • Ability to effectively communicate in person, via phone, and through virtual platforms.
  • Hybrid work environment; In-person work required at Thrive's Home Office in Portland, OR.
  • Ability to read, write, speak and comprehend English using correct grammar and punctuation.
