Ideal candidate has a background in large, complex projects ($100M+) with strong negotiation, vendor management, and international sourcing skills, including overseas sourcing and global supplier relations.

Responsibilities

• Lead procurement strategy and execution for major residential and mixed-use development projects
• Manage procurement from planning/estimating through final delivery
• Source and negotiate large material and equipment packages for high-rise and large residential projects
• Handle complex purchases such as 300+ unit kitchen packages, windows, fixtures, finishes, appliances, and building materials
• Negotiate directly with domestic and international manufacturers and suppliers
• Manage overseas sourcing, including large purchases from manufacturers in China and other international markets
• Partner closely with development, construction, estimating, design, and project management teams
• Develop bid packages, evaluate vendors, negotiate contracts, and identify cost-saving opportunities
• Manage vendor performance, lead times, logistics, budgets, and project schedules
• Ensure materials are purchased and delivered according to construction timelines

Procurement Manager – Large-Scale Residential Development

We are seeking an experienced Procurement Manager to lead procurement for large-scale residential development projects. This role will manage procurement from early planning and estimating through negotiation, purchasing, delivery, and project completion.

Key Responsibilities

• Lead procurement strategy and execution for major residential and mixed-use development projects
• Manage procurement from planning/estimating through final delivery
• Source and negotiate large material and equipment packages for high-rise and large residential projects
• Handle complex purchases such as 300+ unit kitchen packages, windows, fixtures, finishes, appliances, and building materials
• Negotiate directly with domestic and international manufacturers and suppliers

Ideal Background

• Proven Procurement Manager experience with a residential developer, general contractor, or comparable construction organization
• Experience executing procurement for large, complex projects in the $100M+ range
• Strong background in multifamily, high-rise residential, mixed-use, hospitality, or large-scale real estate development
• Experience purchasing major construction packages from start to finish
• Strong negotiation, vendor management, estimating, and project execution skills
• International sourcing experience is highly preferred
• Must have relevant construction/development procurement experience
