The role requires 8–10 years’ combined experience in procurement and facilities, with leadership experience and strong ERP/CMMS proficiency.

Qualifications

• Bachelor’s degree in a related field and 8–10 years combined experience in procurement and facilities management.
• Experience leading building infrastructure projects and managing facility budgets.
• Strong vendor negotiation, contract drafting, and spend optimization skills.
• Experience with ERP systems and CMMS is preferred (SAP preferred).
• Credentials like CIPS/ISM/IFMA are advantageous.

SUMMARY OF THE ROLE

Mammoet is Hiring! The Procurement Manager is responsible for leading procurement activities and managing facility operations across assigned locations. This dual-focus role ensures the effective execution of sourcing strategies in alignment with global procurement governance while directly overseeing the ongoing maintenance, structural upkeep, regulatory compliance, and capital upgrades of company buildings and physical infrastructure.

The role translates strategic sourcing plans into actionable regional initiatives to optimize supplier performance, manage supply chain risk, and deliver cost savings. Concurrently, the role acts as the operational lead for facilities management, providing safe, efficient, and well-maintained environments for operations, projects, and administrative staff.

WHAT YOU’LL BE DOING

1. Team Leadership & Operational Management

• Lead, mentor, and develop procurement personnel and facilities maintenance staff or contractors to foster high operational performance.
• Establish clear priorities, operational KPIs, and performance standards across purchasing and site management functions.
• Conduct structured performance reviews and support career development in alignment with company HR standards.

2. Facilities Maintenance & Capital Upgrades

• Oversee routine, preventive, and emergency building maintenance across all designated offices, yards, workshops, and facilities.
• Manage facility upgrade projects, structural renovations, and leasehold improvements from planning through execution.
• Ensure all properties comply with local building codes, municipal ordinances, OSHA standards, environmental regulations, and fire safety requirements.
• Administer property leases, facility service agreements, utility contracts, and building access control.
• Manage facility operating budgets (OpEx) and long-term capital expenditure plans (CapEx) for real estate assets and building infrastructure.

3. Strategic Sourcing & Category Management

• Develop and execute regional procurement plans covering direct operational needs, indirect spend, and facility services.
• Lead competitive bidding (RFP/RFQ) and tenders to optimize total cost of ownership across materials, equipment, and facility contractors.
• Analyze market trends, pricing indices, and spend profiles to identify cost reduction, standardisation, and consolidation opportunities.

4. Sourcing, Contracting & Compliance

• Negotiate commercial pricing, master service agreements (MSAs), statements of work (SOWs), and service level agreements (SLAs) with trade contractors and material vendors.
• Ensure all procurement and facility contracting complies with corporate governance, safety policies, legal guidelines, and delegated authority limits.
• Monitor vendor safety records and insurance credentials before approving on-site work at company properties.

5. Supplier & Vendor Relationship Management

• Cultivate strategic partnerships with key material suppliers and facility service providers (HVAC, electrical, janitorial, security, roofing, waste management).
• Track vendor performance against SLAs, driving corrective actions when service delivery or product quality falls below agreed benchmarks.
• Manage contract lifecycles, warranty claims, and annual vendor reviews.

6. Stakeholder Engagement & Reporting

• Serve as the central point of contact for Operations, QHSE, Finance, and Project Management regarding purchasing needs and facility requirements.
• Provide regular reporting on spend metrics, savings targets, ongoing capital upgrade progress, and facility audit performance.
• Drive process efficiency by implementing standard maintenance workflows and leveraging ERP tools (such as SAP) for purchase orders and work order tracking.

WHAT YOU’LL NEED

• Bachelor’s degree in Supply Chain Management, Business Administration, Facility Management, Engineering, or a related field.
• 8–10 years of combined experience in strategic procurement and facilities/property management, including at least 3 years in a leadership capacity.
• Demonstrated background managing building infrastructure projects, building service contractors, and facility maintenance budgets.
• Proven track record in supplier negotiation, contract drafting, and spend optimization.
• Experience working in heavy equipment, industrial services, logistics, construction, or manufacturing environments is preferred.
• Hands‑on proficiency with ERP systems (SAP preferred) and computerized maintenance management systems (CMMS).
• Professional credentials such as CIPS, ISM (CPSM), or IFMA (CFM/FMP) are an advantage.
