Job summary

Nor-Son Construction seeks a Preconstruction Specialist to drive business development, manage opportunities, and support estimating and preconstruction efforts. You will coordinate with BD, estimating, operations, and external partners to identify and pursue projects and refine competitive proposals.

The role involves assisting with takeoffs, pricing analysis, and maintaining organized pursuit processes while collaborating with leadership to build estimating and construction expertise.

Responsibilities

Job Summary

The Preconstruction Specialist supports the company’s growth by managing business development opportunities, proposals, client relationships, and preconstruction activities. This role serves as a key connection for business development, estimating, operations, and external partners to help identify and pursue the right projects. They also support the development of competitive proposals and help transition successful opportunities into estimating and construction. Working closely with the Vice President of Preconstruction and leadership, the position helps maintain an organized pursuit process while continuing to build estimating and construction expertise.


Duties/Responsibilities

Business Development


  • Identify and track new construction opportunities, RFPs, RFQs, and bids.

  • Maintain accurate opportunity/project pipelines and client information in company systems.

  • Coordinate client follow-ups after meetings, proposals, interviews, and pursuits.

  • Track pursuit results and analyze trends in wins, losses, competition, pricing, and client priorities.

  • Coordinate and assist in the proposal process with marketing and project management teams from opportunity identification through final submission and ensure quality and accuracy.

  • Support owner/architect interviews and presentations while developing project-specific messaging and differentiators.



  • Support marketing, business development, and client/industry relationship-building initiatives.

  • Coordinate industry events, conferences, client events, groundbreakings, and other networking activities.

  • Maintain project photography, descriptions, resumes, presentations, and other marketing materials.

  • Coordinate content for website, social media, newsletters, reviews, and project/community announcements.


Estimating & Preconstruction


  • Assist estimators with quantity takeoffs using Bluebeam and other estimating tools.

  • Perform conceptual and preliminary takeoffs.

  • Solicit, organize, and compare subcontractor/vendor pricing, including identifying scope gaps and opportunities for value engineering.

  • Research historical costs and maintain estimating databases and project cost information.

  • Support estimating meetings, bid preparation, bid tabulation, and documentation of assumptions, exclusions, and clarifications.



  • Help establish and maintain consistent pursuit, estimating, proposal, and preconstruction procedures.

  • Improve communication and information flow between business development, estimating, and project teams.

  • Maintain organized project documentation and improve data quality through technology and AI tools.

  • Participate in post-pursuit reviews to identify lessons learned, process improvements, and automation opportunities.


Working Relationships


  • Collaborate closely with preconstruction leadership, estimators, project managers, project engineers, and superintendents.

  • Collaborate with clients, owners, architects, and engineers as well as subcontractors and vendors.

  • Build relationships with industry associations and community organizations.


Qualifications

Minimum Qualifications

Preferred Qualifications


  • Bachelor’s degree in Construction Management, Business, Marketing, Project Management, or a related field.

  • Construction industry experience.

  • Estimating/preconstruction, business development/marketing, proposal development, and RFP/RFQ experience preferred.

  • Familiarity with Bluebeam, Procore, BuildingConnected, WinEst, Modelogix, Unanet, or similar platforms.


Working Conditions/Physical Requirements


  • While performing the duties of this position, the employee works primarily indoors with occasional outdoor work.

  • Prolonged periods sitting at a desk.

  • Must be able to access and navigate all areas of construction sites.

  • Must be able to lift up to 25 pounds at times.

Travel may be required.
