Job summary

Stoa Group is seeking an experienced Preconstruction Operations Manager to lead preconstruction activities across the Carolinas region. The role oversees the regional team, drives cost accuracy, and ensures projects are thoroughly prepared for construction.

You will manage four or more multifamily developments, each ~300 units and $40M, influencing estimating accuracy, cost improvements, and design-to-construction handoff. Strong leadership and hands-on estimating are essential.

Qualifications

• Minimum of eight (8) years of progressive experience in preconstruction, estimating, project management, or construction leadership.
• Experience with large-scale multifamily or commercial ground-up construction projects.
• Strong knowledge of estimating, budgeting, quantity takeoffs, value engineering, and buyout processes.
• Proven ability to lead teams and coordinate across departments with multiple deadlines.

Responsibilities

• Lead preconstruction activities for multifamily projects in the Carolinas from design development through buyout.
• Oversee regional preconstruction team including estimators and coordinators.
• Develop and improve processes to promote consistency, accuracy, and efficiency.
• Perform hands-on estimating and manage budgets, cost data, and buyout information.
• Coordinate with Development, Design, and Construction Operations to ensure smooth handoff.
