Meta is seeking a construction professional to join our design, engineering, and construction organization as a Preconstruction Manager, Leased. The Preconstruction Manager, Leased will work closely with DEC leadership and delivery teams to negotiate leases and manage leased data center projects from design kick‑off through to break‑ground on site and contract execution. The Preconstruction Manager will have experience with procurement, budgets, scheduling, constructability, and negotiation of large‑scale, mission‑critical data center projects.
Preconstruction Manager, Leased – Responsibilities
- Negotiate and influence fast‑paced lease negotiations with data center developers with an appropriate balance of risk, cost, and schedule.
- Execute large‑scale commercial agreements with external partners from design kick‑off through construction start, coordinating multiple team inputs, evaluating and allocating risk, and incorporating commercially responsible terms into construction contracts. Provide ongoing preconstruction subject‑matter expertise throughout the construction execution phase.
- Lead program management alignment across multiple preconstruction projects, comparing programmatic cost, schedule, and risk, and aligning implementation and constructability approaches across internal stakeholder teams.
- Manage reporting of project status, risk, budget, and schedule guidance; report key performance indicators for preconstruction projects and present findings to leadership.
- Provide “bid levelling” by analyzing external partner responses to ensure scope completeness and pricing accuracy, and recommend successful bidders.
- Interface with Engineering to develop scope criteria, budgets, and schedules for new products and projects.
- Support build strategy through supply‑chain analysis, vendor selection, and roadmap development for procurement and contract models for new programs.
- Develop new processes and tooling as required to support new or existing initiatives, and operationalize them to improve workflows.
- Offer constructability perspectives and input into new initiatives or ideas, influencing implementation plans and incorporating total‑cost‑of‑ownership considerations.
- Maintain industry connections and build a database of prequalified external partners for design, engineering, and construction services.
- Evaluate change‑management implications from a preconstruction and commercial perspective, driving feedback loops to incorporate change‑mitigation strategies into future designs and agreements.
- Partner with Contracts Management to ensure partners deliver under the proper agreements with correct commercial terms.
- Lead and influence stakeholders on high‑impact initiatives across our delivery organization and broader design, engineering, and construction teams to de‑risk project delivery (e.g., labor availability, productivity, competition for talent).
- Coordinate daily with cross‑functional partners inside and outside the company, prioritizing requests based on project impact and deadlines.
Minimum Qualifications
- Bachelor’s degree in construction management, or equivalent technical degree and/or 10+ years of direct professional experience in Commercial Management, Construction Management or equivalent.
- Bachelor’s degree in a directly related field, or equivalent practical experience.
- Experience leading cross‑functional teams to align on project scope, schedule, and deliverables through structured communication (e.g., status reports, stakeholder meetings, written proposals).
- Experience with large capital projects, leased data center development, ground‑up construction, greenfield site development, and retrofit construction.
- Experience in all aspects of preconstruction: budget development, scheduling, change management, risk management, negotiation, and contract administration.
- Experience in construction schedules, costs, supply‑chain analysis, risk analysis, labor markets, project cash flows, and commercial contract terms and contract delivery methods.
Preferred Qualifications
- General contractor and/or trade contractor experience, including field and office work.
- Demonstrated ability to integrate AI tools to optimize/redesign workflows and drive measurable impact (e.g., efficiency gains, quality improvements).
- Mission‑critical/Data Center experience preferred, especially with hyperscale builds.
- Demonstrated ongoing AI skill development and active engagement with emerging AI technologies.
- International development experience.
- Experience adhering to and implementing responsible, ethical AI practices (e.g., risk assessment, bias mitigation, quality and accuracy reviews).

Compensation
$202,000 / year to $273,000 / year + bonus + equity + benefits. Individual compensation is determined by skills, qualifications, experience, and location. Compensation details listed in this posting reflect the base hourly rate, monthly rate, or annual salary only, and do not include bonus, equity or sales incentives, if applicable.
