Job summary

Cornerstone General Contractors in Alaska seeks a strategic Preconstruction Manager to shape project plans before construction begins. You will align clients, designers, estimators, and suppliers to establish a clear path to construction within budget and schedule.

In this senior role, you will lead design evaluation, constructability reviews, and value optimization, translating decisions into actionable cost and risk management strategies for complex projects.

Qualifications

• 7+ years of progressively responsible commercial construction experience across preconstruction, estimating, project management, project engineering, field operations, or a combination of these disciplines.
• Leading commercial projects through design development, estimating, constructability, value management, scheduling, and procurement planning.
• Managing project budgets and translating design decisions, market conditions and project risks into clear financial recommendations.
• Coordinating clients, architects, engineers, subcontractors, suppliers, estimators and operations teams around shared project objectives.
• Experience delivering CM/GC, Design‑Build, negotiated, qualifications‑based, or other collaborative project‑delivery methods.

Responsibilities

• Lead Preconstruction from notice of award and conceptual planning through final pricing and turnover to Operations.
• Shape design, constructability & value to identify scope gaps, constructability concerns, cost impacts, scheduling constraints, and procurement risks.
• Manage cost & budget alignment by reconciling changes and communicating cost drivers and risks to stakeholders.
• Build the schedule & procurement strategy connecting design, estimating, permitting, decision-making, procurement, and construction milestones.
• Identify & manage risk across scope, budget, schedule, design, procurement, and project delivery.
• Build trusted client relationships through clear communication and transparent information.
• Create a strong transition to construction by sharing basis of estimate, scope, schedule, procurement strategy, and outstanding issues.
• Support winning pursuits by providing preconstruction expertise in estimating, scheduling, and proposal development.
