Job Description

Weichert Development Company is hiring a Preconstruction Manager/Estimator in Morris Plains, NJ. The Preconstruction Manager/Estimator is responsible for managing and executing all preconstruction activities, including estimating, budgeting, and value engineering for a diverse range of commercial, residential, mixed-use, and adaptive reuse construction projects. This role will report directly to the VP of Construction and collaborate closely with the construction and development teams.



Job responsibilities include, but are not limited to, the following:



  • Leads the preparation of detailed construction cost estimates and budgets from concept through final project buyout.



  • Performs comprehensive plan reviews, identifies potential risks, and suggests value engineering opportunities to optimize cost and efficiency.



  • Prepares and distributes subcontractor bid packages, analyzes bid responses, manages bid-leveling processes, and creates detailed bid comparisons.



  • Clearly defines scopes of work for subcontractors with the construction team, ensuring alignment with project plans, specifications, and schedules.



  • Coordinates closely with project managers and superintendents during the transition from preconstruction to active construction.



  • Cultivates and maintains strong relationships with subcontractors and suppliers, maintaining a robust subcontractor network.



  • Collaborates with architects, engineers, and team members to enhance constructability reviews and accuracy of estimates.



  • Performs other duties as assigned.

Requirements

The ideal candidate will meet the following requirements:



  • Bachelor's degree in Construction Management, Civil Engineering, Architecture, or related field preferred

  • Minimum of five (5) to seven (7) years of experience in preconstruction, estimating, or a related role, ideally with commercial, multifamily, or mixed-use projects

  • Strong understanding of construction practices, methods, materials, building codes, and standards

  • Proficient with construction estimating software (such as Procore, Bluebeam, or On-Screen Takeoff), Microsoft Excel, and scheduling tools

  • Excellent analytical, organizational, and negotiation skills

  • Exceptional communication skills, able to effectively collaborate across teams and stakeholders


The estimated base salary range for this position is $110,000-$130,000 annually. The rate of pay offered is dependent upon several factors including but not limited to the candidate's relevant skills, education, work experience, job location/geographic region, and/or certifications.
