Job summary

Nscale is seeking a Preconstruction Manager to support future project deployments and lead cost, schedule, and risk analysis for prospective developments across North America. You will help co-design project strategies from the earliest stages and deliver insights on cost drivers from site characteristics to building design.

Reporting to the Senior Manager, Preconstruction, you will lead CapEx proformas, take-offs, and budget reviews, while collaborating with Estimating, Construction, Cost

Qualifications

• Bachelor's degree or equivalent combination of education and experience.
• Experience developing and reviewing CapEx proformas and cash flow models.
• Ability to review GC and major trade proposals including cost, scope, and schedule.

Responsibilities

• Lead site-specific CapEx proformas, conceptual estimates, and delivery schedules.
• Prepare independent take-offs, cost estimates, and cash flow ledgers.
• Lead budget reviews and support internal budgets.
• Generate integrated CapEx proformas and cash flow for new campus developments.
• Analyze drawings and proposals to assess time, cost, and labor estimates.
• Maintain cost databases and drive continuous improvement.
