Job summary

AllSearch Professional Staffing, Inc. is seeking a Preconstruction Manager for a leading construction management firm in the Washington, DC area.

The role centers on directing preconstruction activities, estimating, and coordinating with clients, design teams, and trade partners. The ideal candidate brings 8+ years of estimating experience focused on heavy MEP scopes, with a track record on ground-up commercial projects valued at $20M and above, and strong proficiency with estimating software

Qualifications

• Bachelor's degree in Engineering, Construction Management, Building Construction, or related field.
• 8+ years of estimating experience with a focus on MEP construction scopes.
• Experience with ground-up commercial construction projects involving large mechanical, electrical, and plumbing scopes.
• Experience building projects $20M and over.
• Experience building similar projects in the DMV area.
• Knowledge of building construction, construction materials, building systems, market conditions, and trade practices.
• Experience with conceptual estimating, detailed takeoffs, bid package development, subcontractor bidding, and procurement.
• Experience with Microsoft Office Suite and Bluebeam, PlanSwift, or similar construction estimating software.
• Ability to travel as business and project needs require.

Responsibilities

• Lead and coordinate preconstruction activities throughout the work acquisition and project planning process.
• Develop conceptual estimates and progress estimates at design milestones for ground-up commercial construction projects.
• Evaluate mechanical, electrical, plumbing (MEP), material, building system, and subcontractor costs.
• Perform detailed quantity takeoffs and cost estimating for large commercial construction projects.
• Review drawings, specifications, design documents, and document progress for scope development and coordination.
• Develop bid packages, scopes of work, and subcontractor procurement strategies.
• Manage subcontractor and supplier bidding, bid leveling, and scope evaluation.
• Build and maintain subcontractor, trade partner, supplier, and vendor relationships.
• Support project financial planning, cost analysis, value engineering, constructability reviews, and risk management.
• Coordinate preconstruction requirements with project executives, clients, architects, engineers, and trade partners.
• Support preconstruction for projects with large MEP scopes, including ground-up healthcare, education, multifamily, institutional, and other commercial construction.

Our client is a commercial construction management firm serving the Washington, DC metropolitan area. They deliver ground-up commercial and institutional construction projects, including healthcare, education, multifamily, recreation, affordable housing, and other community-focused developments.

They are seeking a Preconstruction Manager with 8+ years of estimating experience with a focus on heavy MEP construction scopes.

This position will manage preconstruction activities for large commercial projects, including projects valued at $20M and above. Compensation

• Base salary in the 135k - 175k/year range
