• We are currently partnered with a market-leading Cast-in-Place Concrete Specialist in the Southeast. With a dominant footprint in the Atlanta Metro area and a portfolio spanning industrial, hospitality, retail, and institutional sectors, they are known for delivering high-stakes, turnkey concrete solutions. They are currently seeking a strategic and forward-thinking Preconstruction Manager to lead their front-end project lifecycle.
• As the Preconstruction Manager, you will serve as the bridge between the initial bid phase and active construction. You will be responsible for the comprehensive planning, coordination, and financial modeling of projects before they break ground. Unlike a traditional estimator, your focus extends beyond the "takeoff" to include strategic value engineering, risk mitigation, and building long-term partnerships with clients and stakeholders.

ABOUT THE ROLE

• Strategic Bid Oversight: Lead the preconstruction process by developing detailed budgets, schedules, and logistical plans that ensure project feasibility and profitability.
• Value Engineering & Design Collaboration: Work closely with engineers and architects to identify cost-saving alternatives and innovative construction methods without compromising structural integrity.
• Comprehensive Document Analysis: Deep-dive into architectural blueprints and specifications to identify potential gaps, design conflicts, or long-lead procurement items.
• Subcontractor & Vendor Strategy: Cultivate a robust network of suppliers; solicit and analyze comprehensive bid packages to ensure the most competitive and reliable project resourcing.
• Risk Mitigation & Assessment: Conduct thorough "buy-out" analysis and risk assessments to identify potential project hurdles early in the design-build or bid phase.
• Client Relationship Management: Act as the primary point of contact during the preconstruction phase, presenting proposals to stakeholders and participating in interviews for high-value contracts.
• Technology Integration: Utilize advanced estimating and BIM software to produce accurate visual and financial models for project delivery.

ABOUT THE CANDIDATE

• Technical Expertise: Extensive knowledge of concrete construction methods (Tilt-up, SOG, elevated slabs) and local building codes.
• Analytical Leadership: Ability to manage multiple projects in various stages of preconstruction while maintaining strict attention to detail.
• Software Proficiency: Mastery of Bluebeam, On-Screen Takeoff (OST), and advanced Microsoft Excel. Experience with Revit or other BIM software is a significant plus.
• Communication: Exceptional negotiation and presentation skills; ability to translate technical data into clear, actionable insights for clients.
• Educational Background: A degree in Construction Management, Civil Engineering, or a related field, paired with significant experience in the commercial concrete industry.
