ROLES & RESPONSIBILITIES
  • Collaborate with owners, architects, and design professionals throughout the project lifecycle, including conceptual planning, design development, construction documentation, budget preparation, and project transition to operations.
  • Develop conceptual budgets early in the project based on client-provided unit metrics.
  • Conduct constructability reviews at various design stages to ensure feasibility and efficiency.
  • Prepare detailed and accurate estimates that clearly outline project costs and scope at different phases.
  • Create final contract exhibits that reflect the approved budget for client approval and execution.
  • Perform value engineering studies to address budget concerns and propose cost-effective solutions.
  • Utilize bidding software to prepare detailed instructions for bidders, trade-specific clarifications, and comprehensive bid packages.
  • Review and validate subcontractor bids and proposed project schedules.
  • Engage in subcontractor and client outreach to expand partnerships and business opportunities.
  • Represent the company at industry and community events and actively participate in business development activities.
  • Innovate and enhance pre-construction practices to ensure the company remains at the forefront of the industry.
  • Provide training and mentorship for pre-construction staff as opportunities arise.
QUALIFICATIONS & SKILLS
  • Ability to read, navigate, and interpret project plans and specifications.
  • Proficiency in preparing and presenting proposals and project estimates.
  • Capable of managing multiple assignments concurrently with strong attention to detail.
  • Excellent written and verbal communication skills.
  • Strong work ethic and a proactive, solutions-oriented mindset.
  • Proficiency in Microsoft Office Suite (Excel, Word, etc.).
EDUCATION & EXPERIENCE
  • A Bachelors degree in Engineering, Construction Management, or a related field is preferred.
  • Minimum of four years of relevant experience in pre-construction management.
  • Knowledge of building construction, materials, systems, market conditions, and trade practices.
