Preconstruction Manager

  • You’ll be trusted with early input. Preconstruction is a key part of the business strategy. You’ll be involved in projects right from the start, from shaping design, systems, budget, logistics, and scheduling in close partnership with project stakeholders and leadership.
  • You won’t be buried in endless competitive bids. Most of the work is negotiated, not competitively bid. That means the pace is manageable, and the focus stays on value, collaboration, and doing the job right.
  • You’ll have direct access to decision-makers. The preconstruction team reports to a company principal. There’s no red tape or rigid hierarchy - just clear communication and openness to improvement.

Key responsibilities
  • Develop conceptual budgets and detailed estimates at all stages of design
  • Conduct value engineering reviews and provide strategic input on systems and materials
  • Manage subcontractor bids and maintain historical cost data
  • Review plans and drawings for cost and constructability insights
  • Support early procurement and logistics planning with development and project teams
What you’ll need
  • At least 5 years of experience in preconstruction, estimating, or a related role i.e. you're a PM that estimates or is involved in Preconstuction
  • Strong technical understanding of building systems and construction methods
  • Proficiency with drawings, quantity take-offs, and cost-planning tools
  • Clear communication skills and the ability to work proactively within a collaborative environment
  • Above market and competitive – up to $200k (above this for a more experienced and senior candidate)
