Job summary

Green Key Resources is partnering with an established General Contractor in Nashville to hire an experienced Preconstruction Manager for their growing team. You will lead early planning, oversee estimating, budgeting, bidding, scheduling, constructability, value engineering, and subcontractor engagement to position projects for successful execution.

Qualifications

• 6–10+ years of commercial construction experience.
• Approximately 3+ years hands-on estimating/preconstruction.
• Strong knowledge of conceptual and detailed estimating, budgeting, procurement, and buyout.
• Experience managing multiple projects through preconstruction stages.
• Ability to review drawings for constructability and risk.
• Excellent communication with owners, architects, engineers, subcontractors, and internal teams.
• Leadership, organization, negotiation, and presentation skills.
• Ability to own projects while collaborating across preconstruction and operations teams.

Responsibilities

• Lead the preconstruction process from initial concept through turnover to operations.
• Develop conceptual estimates, budgets, cost models, and milestone estimates.
• Manage subcontractor outreach, bid solicitation, scope review, leveling, and pricing analysis.
• Develop and execute competitive bid and procurement strategies.
• Partner with owners and design teams to maintain alignment with budgets and goals.
• Lead value engineering and constructability reviews; identify opportunities to improve cost and schedule.
• Identify risks early and develop strategies to mitigate cost, schedule, scope, and exposure.
• Assist with preliminary schedules, logistics planning, phasing, and procurement strategies.
• Build and maintain strong relationships with clients, architects, engineers, subcontractors, and trade partners.
• Participate in client presentations, project interviews, pursuits, and other business development efforts.
• Coordinate closely with operations teams for a smooth transition from preconstruction into construction.
• Stay current on market conditions, material pricing, labor trends, and subcontractor availability.
• Mentor and support junior estimating and preconstruction team members.

This is an opportunity for a construction professional with 6–10+ years of overall experience, including a strong foundation in estimating and preconstruction, who is ready to take ownership of increasingly complex projects and pursuits.

The Preconstruction Manager will lead projects through the early planning stages, overseeing estimating, budgeting, bidding, scheduling, constructability, value engineering, and subcontractor engagement to ensure projects are positioned for successful execution.

Working closely with project executives, operations teams, clients, architects, engineers, and trade partners, this individual will serve as a key link between preconstruction and project delivery.

WHAT YOU'LL BE DOING

• Lead the preconstruction process from initial concept through turnover to operations
• Develop detailed conceptual estimates, budgets, cost models, and milestone estimates
• Manage subcontractor outreach, bid solicitation, scope review, leveling, and pricing analysis
