Job summary

Pyramid Contracting, LLC in Irmo, SC, seeks an experienced Preconstruction Manager to lead estimating, budgeting, procurement planning, and client engagement for commercial and industrial projects.

You will guide projects from conceptual budgeting through final pricing, identify risks, develop procurement strategies, mentor staff, and ensure a smooth transition from preconstruction to operations with a focus on profitability and client satisfaction.

Qualifications

  • Bachelor’s degree in Construction Management, Engineering, Architecture, or related field preferred.
  • Commercial or industrial construction estimating experience required.
  • Experience leading project estimates and preconstruction efforts preferred.
  • Experience with Destini Estimating or comparable estimating software preferred.
  • Field construction experience is highly valued.

Responsibilities

  • Lead conceptual, schematic, design development, GMP, and lump-sum estimating efforts.
  • Develop project budgets, procurement strategies, and pricing deliverables throughout the design process.
  • Identify scope gaps, constructability concerns, procurement risks, and budget exposures early.
  • Review subcontractor and supplier proposals for scope completeness, pricing accuracy, and project fit.
  • Lead value engineering efforts and recommend cost-saving opportunities while maintaining project objectives.
  • Participate in client meetings, interviews, presentations, and strategic pursuit planning.
  • Collaborate with Project Managers and Superintendents to support successful project turnover and execution.
  • Build and maintain strong relationships with owners, architects, engineers, subcontractors, and suppliers.
  • Mentor Estimators and support continuous improvement within the Preconstruction Department.
  • Strong understanding of commercial and industrial construction means, methods, materials, and sequencing.
  • Expertise in estimating, budgeting, procurement strategy, and cost planning.
  • Ability to identify project risk, scope gaps, and constructability concerns before they impact operations.
  • Strong communication and presentation skills with both internal teams and clients.
  • Proficiency with estimating software, Bluebeam, and Microsoft Office Suite.
  • Strong organizational, analytical, and problem-solving skills.
  • Ability to manage multiple pursuits and deadlines in a fast-paced environment.
  • Relationship-focused mindset with a commitment to client service and team collaboration.
