National general contractor delivering industrial, commercial, healthcare, education, retail, and government projects across the country.
We are representing a national general contractor with four decades in the business, known for strong client relationships and a design-build track record across industrial, commercial, healthcare, education, retail, and government work. They're looking to add a Preconstruction Manager to their Dallas team.
The Role:
This person will own the preconstruction phase from concept through permit documents: building accurate, competitive estimates, identifying value-engineered alternatives, and leading bid strategy so every proposal that goes out the door has a real shot at award. They'll also support business development, helping build and maintain relationships with clients, architects, engineers, and subcontractors.
Responsibilities include:
- Prepare thorough, competitive cost estimates through all phases of design, from concept to construction documents
- Identify value-engineered alternatives across construction methods, materials, schedule, and design
- Run bid and precon meetings to define scope of work and proposal specifications
- Prepare bid packages and lead bid solicitation and RFP coordination
- Perform takeoffs across multiple trades and analyze subcontractor proposals for cost, scope, and completeness
- Negotiate pricing with clients and qualified subcontractors
- Build preliminary schedules and hand off the estimate cleanly to the Project Manager
- Maintain and grow the subcontractor and design consultant database
- Develop relationships with clients, architects, engineers, and subcontractors, and support pursuit of new work
What We're Looking For:
- Degree in Construction Management, Engineering, Architecture, or a related field (or equivalent experience)
- 8+ years estimating conceptual and hard bid construction projects for a general contractor
- Design-build experience on relevant project types
- Valid driver's license and clean driving record
- OSHA 10-hour and First Aid/CPR certifications
- Comfort working across multiple delivery methods (Design-Build, CM at Risk, CM not at Risk, hard bid)
- Familiarity with lump sum, GMP, and cost-plus contract structures
- Proficiency with estimating and takeoff software (On-Screen Takeoff, Bluebeam, DESTINI Estimator)
- Strong existing relationships across the local subcontractor and design community
