Job summary

Hunter Philips Executive Search seeks a Director of Preconstruction for hyperscale data center campuses in North America. The role leads the front end from site evaluation and due diligence through permitting and design handover to construction, coordinating architects, engineers and internal teams to deliver ready-to-build programs.

Success requires deep preconstruction expertise, risk and budget management, and the ability to influence senior stakeholders and external partners across multiple

Qualifications

• Significant experience leading preconstruction, development or front-end project delivery in data centers or mission-critical infra.
• Strong understanding of the complete preconstruction lifecycle from site evaluation to construction handover.
• Experience translating early opportunities into executable projects with clear risks and mitigations.
• Proven ability to manage external architects, engineers, consultants and vendors at scale.

Responsibilities

• Lead preconstruction lifecycle for data center developments from site evaluation to construction handover.
• Own due diligence, permitting strategy and development risk management.
• Coordinate design across multiple stakeholders to ensure scope, budget and programme alignment.
• Maintain detailed preconstruction schedules with milestones and deliverables across workstreams.
• Develop budgets and CapEx requirements for due diligence, design and early works.
