Job summary

Orange Barrel Media, LLC is seeking a Pre-construction Project Manager to provide operational, technical, and administrative support to the Director of Pre-construction and manage day-to-day projects from due diligence through closeout.

You will coordinate engineers and consultants, review drawings for constructability and permit readiness, prepare bid packages, and support procurement and scheduling to ensure on-time delivery.

Qualifications

  • Bachelor's degree in CM/Architecture/Engineering or related field.
  • 5–10 years of construction PM/preconstruction experience.
  • Experience coordinating multiple consultants and stakeholders.
  • Experience with permitting, utility coordination, procurement, or construction administration.
  • Excellent written and verbal communication skills.
  • Proficient in Microsoft Office Suite and project management software.
  • Proficient in AutoCAD, Revit, Rhino, and Bluebeam.
  • Detail-oriented with the ability to prioritize tasks and meet deadlines.
  • Knowledge of construction terminology and processes.

Responsibilities

  • Coordinate project due diligence including surveys, GPR scan-to-BIM, utility investigations, geotechnical services, existing conditions documentation, as‑built verification, and constructability assessments.
  • Coordinate Architects, Engineers, Utility Consultants, Specialty Fabricators, Surveyors, and other technical consultants.
  • Coordinate engineering deliverables and review drawing packages for completeness, constructability, and consistency between entitlement, permit, and construction documents.
  • Prepare bid packages including project specifications, technical drawings, due diligence documentation, scopes of work, and procurement documents.
  • Support the bidding process, respond to bidder questions, review RFIs, assist with bid leveling, and support contractor award recommendations.
  • Coordinate and review shop drawings, product submittals, samples, mockups, and consultant deliverables for compliance with project requirements and design intent.
  • Coordinate permitting activities, agency comments, utility company requirements, easement documentation, and jurisdictional approvals.
  • Support technical resolution of design conflicts, field conditions, constructability issues, and construction changes while maintaining project objectives.
  • Coordinate project schedules, consultant deliverables, procurement milestones, and preconstruction activities to support overall project execution.
  • Participate in recurring coordination meetings with internal stakeholders, property managers, landlords, municipalities, consultants, contractors, and utility representatives.
  • Maintain project documentation including meeting minutes, decision logs, drawing logs, permitting status, consultant tracking, and document control.
  • Coordinate IKE drawing documentation, due diligence packages, and asset-specific technical documentation.
  • Support project budgeting, cost tracking, change management, consultant contracts, purchase orders, invoicing, and financial reporting.
  • Assist with project turnover to Deployment by ensuring drawings, permits, procurement documentation, consultant deliverables, and technical information are complete and organized for construction execution.

About the Role

The Pre‑construction Project Manager will provide operational, technical, and administrative support to the Director of Pre‑construction while serving as the day‑to‑day manager of assigned preconstruction projects. They will coordinate the technical execution of projects from early due diligence through permitting, procurement, deployment handoff, and project closeout. The role serves as the primary liaison between Development, Design, Engineering, Utilities, Specialty Fabricators, Permitting Agencies, and Deployment to ensure projects are coordinated, constructible, and bid‑ready.

What You'll Do
  • Coordinate project due diligence including topographic/property surveys, GPR scan‑to‑BIM, utility investigations, geotechnical services, existing conditions documentation, as‑built verification, and constructability assessments.
  • Coordinate Architects, Engineers, Utility Consultants, Specialty Fabricators, Surveyors, and other technical consultants throughout project development.
  • Coordinate engineering deliverables and review drawing packages for completeness, constructability, and consistency between entitlement, permit, and construction documents.
  • Prepare bid packages including project specifications, technical drawings, due diligence documentation, scopes of work, and supporting procurement documents.

Qualifications
  • Bachelor's degree in Construction Management, Architecture, Engineering, Project Management, Business Administration, or related field (preferred). An equivalent combination of education and relevant experience in commercial construction, design, or project management will be considered.
  • 5–10 years of experience in construction project management, preconstruction, architecture, engineering, owner's representation, or design‑build environments.
  • Experience coordinating multiple consultants and stakeholders on commercial construction projects.
  • Experience with permitting, utility coordination, procurement, or construction administration (preferred).
  • Experience working with specialty structures, signage, electrical infrastructure, or façade systems is a plus.
  • Excellent written and verbal communication skills.
  • Proficient in Microsoft Office Suite (Word, Excel, PowerPoint, Outlook) and project management software.
  • Proficient in AutoCAD, Revit, Rhino, and Bluebeam.
  • Detail‑oriented with the ability to prioritize tasks and meet deadlines.
  • Strong problem‑solving skills and the ability to work independently and as part of a team.
  • Knowledge of construction terminology and processes.
Pay Range

120,000 - 130,000 USD per year (NYC Office)
