Position Summary

The Property Manager oversees and manages the onsite managers, leasing and maintenance of all properties within the family's real estate portfolio, consisting of industrial, multi-family, single-family residents, retail, and office properties.

Duties include negotiating leases with tenants, addressing tenant issues promptly, and maintaining properties in good condition and up to an established standard of quality, with a goal to maximize returns as well as tenant occupancy.

Essential Job Functions Include:

  • Establish and ensure compliance with policies, guidelines and procedures for the leasing and maintaining of properties.
  • Exercise judgment and strategy in leasing property, negotiating all rental agreements to maximize rents while balancing longevity of tenants and unit occupancy.
  • Establish measurable standards for the various property classes and continually inspect and monitor each property on a regular basis to ensure consistency and maintenance at the target level.
  • Manage onsite property managers and vendors, including period performance reviews and compensation adjustments.
  • Conduct quarterly owner's inspections
  • Astute understanding of California residential real estate laws, specifically within Los Angeles and Orange County.
  • Manage annual inspections as required by city, county and / or state.
  • Identify and continually evaluate outside maintenance vendors, developing a qualified vendor pool based on quality and cost measures to service all portfolio properties
  • Control costs and manage properties to maximize value.
  • Report on property status and condition measured against expectations and market.
  • Coordinate construction projects, including tenant improvements, renovations and full builds on the portfolio properties, with the construction manager to ensure completed on-time and on-budget.
  • Respond to and address property issues through property management team and outside resources.
  • Control risk exposure by procuring and maintaining optimal property and casualty insurance policies.
  • Assume various other tasks and projects in line with background and experience assigned.

Required Qualifications:

  • 5 years or more of proven record in property management role of similar property types
  • Strong working knowledge of AppFolio management software for both residential and commercial tenants is strongly preferred.
  • Strong knowledge of LA/OC and California rental and tenant laws.
  • Strong interpersonal and communication skills
  • Proven ability to build strong, results-driven team
  • Exceptional attention to detail and organizational skills.
  • Strategic thinker with strong problem solving and creative skills
  • Able to exercise sound judgment and make decisions based on accurate and timely analysis
  • High level of integrity and dependability with a strong sense of urgency
  • Commitment to follow through and complete tasks in a timely manner.
  • Proficiency with MS Office (Word/Excel/PowerPoint)
  • Familiarity with real estate software like CoStar, AIRCRE, LandVision

Job Type: Full-time

Pay: $70,000.00 - $110,000.00 per year
