Bluestone Real Estate Services in Portland, Oregon is seeking an experienced Portfolio Manager to lead our Single Family Homes division. You will oversee a portfolio of individually owned rentals across the Portland metro area and guide a team that supports them.

The role requires strong knowledge of Oregon landlord-tenant laws, at least 2 years of residential property management experience, and proven leadership.

Qualifications

• 2+ years of residential property management required.
• 4+ years of SFH portfolio experience preferred.
• Strong knowledge of Oregon landlord-tenant laws.
• Proven leadership and client-relations skills.
• Experience with property management software a plus.

Responsibilities

• Oversee day-to-day performance of SFH portfolio.

SINGLE FAMILY HOMES PORTFOLIO MANAGER

Are you an experienced residential property manager who knows how to keep a portfolio of single-family homes running smoothly—and owners and residents confident that things are being handled?

Bluestone Real Estate Services is looking for an experienced Portfolio Manager to lead our Single Family Homes division. You’ll oversee the day-to-day performance of a portfolio of individually owned rental homes throughout the Portland metro area while leading the team that supports them.

WHAT YOU’LL DO

• Lead the day-to-day operations and performance of our Single Family Homes portfolio.
• Serve as a trusted point of contact for property owners and keep them informed about the performance and needs of their investments.
• Lead, support, and provide direction to employees supporting the SFH portfolio.
• Oversee leasing, renewals, turnovers, property takeovers, compliance, resident communication, and tenant relations.
• Monitor the physical, aesthetic, and financial performance of each property.
• Conduct regular property visits and inspections throughout the portfolio.
• Oversee maintenance requests from start to finish, including vendors, repairs, capital projects, and insurance-related work.
• Prepare property budgets and monthly client reporting and monitor expenses, collections, and delinquencies.
• Navigate resident concerns and escalated situations with professionalism, good judgment, and a solutions-focused approach.
• Ensure the portfolio operates in compliance with Oregon landlord-tenant laws, local regulations, company policies, and industry best practices.
• Participate in a rotating on-call schedule and respond to property emergencies when needed.

WHAT YOU’LL BRING

• At least 2 years of residential property management experience; 4+ years strongly preferred.
• Experience managing single-family homes or a scattered-site residential portfolio strongly preferred.
• Strong knowledge of Oregon landlord-tenant laws and residential property management practices.
• Proven ability to lead, develop, and hold team members accountable.
• Strong client relationship skills and the ability to communicate confidently with property owners.
• Excellent organization, prioritization, and follow-through.
• Sound judgment and the ability to solve problems independently.
• Strong written and verbal communication skills.
• Experience with property management technology such as AppFolio, ShowMojo, and/or Avid is a plus.
• Valid driver’s license, active auto insurance, and reliable transportation.
