Job summary

Vaco Recruiter Services is seeking an experienced Portfolio Manager for a well-established NYC affordable housing owner and manager. The role oversees a large multi-borough portfolio and requires deep familiarity with affordable housing and NYC property management.

You will lead a geographically dispersed team, coordinate with regulatory agencies, and use Yardi for portfolio oversight. The position offers a hybrid schedule with two days per week in the Manhattan office and proximity to public

Responsibilities

• Oversee a large, multi-property affordable housing portfolio.
• Lead and manage approximately 10 direct reports.
• Ensure operations are efficient, professional, and aligned with company expectations.
• Ensure properties comply with city, state, federal, and AHAG requirements.
• Coordinate with HPD and other regulatory agencies.
• Partner with asset management on portfolio strategy and priorities.
• Monitor staffing, performance, and team effectiveness.
• Utilize Yardi and other PMS to support oversight.
• Travel regularly throughout the portfolio to engage onsite teams.

Job Description

A well-established New York City real estate owner and manager is seeking an experienced Portfolio Manager to oversee a large affordable housing portfolio spanning multiple boroughs.

The ideal candidate will bring substantial NYC property management experience, deep familiarity with affordable housing, and the ability to lead a geographically dispersed team while maintaining strong operational standards across a complex portfolio.

Key Responsibilities

• Required experience overseeing a large, multi-property affordable housing portfolio.
• Lead and manage approximately 10 direct reports.
• Ensure property teams are operating efficiently, professionally, and in alignment with company expectations.
• Ensure properties remain compliant with applicable city, state, federal, and affordable housing agency requirements.
• Coordinate with regulatory agencies, including HPD and other relevant governmental entities.
• Partner with asset management and senior leadership on portfolio strategy and operational priorities.
• Monitor staffing, performance, and team effectiveness across assigned properties.
• Utilize Yardi and other property management systems to support portfolio oversight.
• Travel regularly throughout the portfolio to maintain visibility and direct engagement with onsite teams.

Schedule

• Monday through Friday, 9:00 a.m.–5:00 p.m.
• Approximately two days per week in the Manhattan corporate office
• Properties are accessible by public transportation
