Job summary

Westward360 is seeking a Portfolio Manager to lead a team of Property Managers and support staff across an assigned portfolio. You will drive operational excellence, escalate complex issues, monitor KPIs, and deliver best-in-class service to clients and residents.

The role includes coaching, hiring, and performance development, with a flexible hybrid schedule and growth opportunities within a growing organization. A real estate license is preferred for this position.

• 5+ years of Property Management experience.
• 2+ years of leadership experience.

• Excellent verbal and written communication abilities.

Responsibilities

• Lead, coach, and develop Property Managers and staff while ensuring accountability to performance and KPIs.
• Maintain strong relationships with property owners, address escalated concerns, and support client retention initiatives.
• Oversee portfolio operations including maintenance, leasing, compliance, and resident relations.
• Monitor outstanding work orders, vendor performance, and preventative maintenance programs.
• Review vacancy reports, support leasing strategies, and manage move-ins/move-outs.
• Assist with budget oversight, expense management, and portfolio profitability goals.
• Support onboarding of new properties and client transitions.
• Partner with leadership on hiring, training, and continuous improvement.

As a Portfolio Manager, you'll oversee a team of Property Managers and support staff while driving operational excellence across an assigned portfolio. You'll serve as the first point of escalation for complex issues, monitor key performance indicators, develop team members, and ensure our clients and residents receive best-in-class service.

Westward360 is a leader in the Property Management industry, with locations across the country. We service condo, townhome, and homeowner associations, and provide rental management services to multi-family, single-unit, and co-op properties.
What you'll do:

• Team Leadership: Lead, coach, and develop Property Managers and support staff while holding team members accountable to performance expectations and KPIs.
• Client Management: Maintain strong relationships with property owners, address escalated concerns, and support client retention initiatives.
• Property Operations: Oversee portfolio operations, ensuring maintenance, leasing, compliance, and resident relations activities are handled efficiently and professionally.
• Maintenance Oversight: Monitor outstanding work orders, vendor performance, preventative maintenance programs, and resolution of high-priority issues.
• Leasing & Occupancy: Review vacancy reports, support leasing strategies, and help ensure efficient move-ins, move-outs, and property turnovers.
• Financial Management: Assist with budget oversight, invoice approvals, expense management, and portfolio profitability goals.
• Onboarding & Transitions: Support the onboarding of new properties and assist with client transitions when necessary.
• Leadership: Partner with company leadership on hiring, training, performance management, and continuous improvement initiatives.

What you'll need:

• 5+ years of Property Management experience
• 2+ years of leadership experience
• Strong coaching and team development skills
• Excellent verbal and written communication abilities
• Strong customer service, problem-solving, and conflict resolution skills
• Ability to manage multiple priorities in a fast-paced environment
• Availability after hours/evenings as needed
• Valid Driver's License and reliable transportation
• Ability to pass a background checki>
• Property Management or Real Estate License preferred
