MAINTENANCE TECHNICIAN
Purpose
Pan American Properties is a property management service provider seeking an experienced Porter/Maintenance Technician Assistant for our two locations in El Cajon, CA. Our Technicians Assistants respond to community, client, and maintenance needs, performing routine repairs, janitorial services, and applying preventive measures to minimize future problems.
Duties and Responsibilities:
Primary Duties
- Maintain the property, perform cleaning, complete work orders, and cover after-hours emergencies
- Respond to and resolve service requests such as:
- Plumbing: repair, replace, or install faucets, pipes, water heaters, toilets, disposals, dishwashers, refrigerators, or washing machines
- Electrical: repair, replace, or install switches, fuses, outlets, lighting, fans, climate systems, or garage door openers
- Drywall Repair: fill holes caused by nails, minor dings, or larger damage
- Painting: touch-ups following repairs or between tenant turnovers
- Appliance Repair: repair, replace, or install household appliances
- Preventative Maintenance: HVAC, plumbing fixtures, sprinkler systems, smoke detectors, and fire extinguishers
- Seasonal Maintenance: pool opening, daily maintenance, and seasonal shutdown
- Health and Safety Maintenance: sprinkler systems, detectors, etc.
- Finish Work: install/replace trim, moldings, windows
- Install Locks
- Renovation/Remodel
- Assess Work Sites
- Carpentry
- Replace Plumbing Fixtures
- Hang Drywall
- Install Flooring
- Lay Tile
Knowledge, Skills, and Abilities:
Knowledge:
- Understanding of general maintenance processes and methods, including plumbing, electrical, carpentry, drywall, and safety procedures
Skills and Abilities:
- Customer service, communication, and interpersonal skills
- Proficiency with phone applications such as MS Outlook
- Ability to determine necessary tools and equipment
- Strong attention to detail
- Ability to read plans and experience with Corrigo software are a plus, but not required

Minimum Requirements:
- Experience as a Community Maintenance Technician, Janitor/Porter, or equivalent
- Proficiency in English (speaking, writing, understanding)
- HVAC certification is a plus but not required
- Understanding of building codes
- Valid California driver’s license and insurance
- Legal authorization to work in the U.S.
- Pass background check and drug screening
Physical Requirements:
- Operate personal vehicle daily
- Frequent sitting, standing, climbing stairs/ladders, squatting, reaching, grasping, turning tools
- Lift up to 50 pounds regularly; team lifts of 100+ pounds occasionally
- Good vision, hand-eye coordination, speaking, and hearing
- Exposure to outdoor elements

Pay: $25.00 - $28.00 per hour
