Purpose

Pan American Properties is a property management service provider, and we are seeking an experienced Porter/Maintenance Technician Assistant for our 2 locations in El Cajon, CA. Our Porter/Maintenance Technicians Assistants are responsible for responding to the needs of our community residents, clients, and Maintenance Technicians. We seek individuals who take pride in performing routine and general maintenance repairs, janitorial services, and who work diligently to apply preventive measures to minimize the risk of future problems.

Duties and Responsibilities
  1. Primary Duties
  2. Maintain the property, perform cleaning, complete work orders, and cover after-hours maintenance emergencies.
  3. Respond and resolve service requests such as:
  • Plumbing repairs, replacements, or installations (faucets, pipes, water heaters, toilets, disposals, dishwashers, refrigerators, washing machines)
  • Electrical repairs, replacements, or installations (switches, sockets, lighting, fans, climate control, garage openers)
  • Drywall repair and patching
  • Painting touch-ups
  • Appliance repairs and installations
  • Preventive maintenance on HVAC, plumbing, sprinkler systems, smoke detectors, fire extinguishers
  • Seasonal maintenance including pool opening and closing
  • Health and safety maintenance
  • Finish work such as trim and molding installation
  • Lock installation
  • Renovation and remodeling
  • Work site assessment
  • Carpentry, plumbing fixture replacement, drywall hanging, flooring installation, tiling
Knowledge, Skills, and Abilities
Knowledge
  • Understanding of maintenance processes and methods, including plumbing, electrical, carpentry, drywall, and safety procedures.
Skills and Abilities
  • Customer service, communication, and interpersonal skills
  • Proficiency with MS Outlook and ability to determine tools needed for tasks
  • Attention to detail
  • Ability to read plans (preferred)
  • Experience with Corrigo software (preferred)

Minimum Requirements
  • Experience as a community maintenance technician or similar role
  • Fluent in English (spoken and written)
  • HVAC certification (a plus)
  • Knowledge of building codes
  • Valid California driver’s license, insurance, and personal transportation
  • Legal authorization to work in the US
  • Background check and drug screening
Physical Requirements
  • Operation of personal vehicle
  • Frequent physical activities including lifting up to 50 lbs, climbing, squatting, reaching, and using hands and eyes for detailed work
  • Exposure to outdoor elements
