Job summary

A&K Elite Real Estate Services seeks a reliable Porter to join our property management and maintenance team in Dutchess and Ulster County. This entry-level role keeps common areas clean, safe, and welcoming for residents and visitors while supporting maintenance and operations.

The position is full-time with occasional weekends or after-hours work, offering growth within the property management and maintenance teams. A car and a valid driver's license are preferred for on-site tasks.

Qualifications

• High school diploma or equivalent required.
• Previous experience in property maintenance, janitorial work, or facilities support preferred.
• Basic knowledge of maintenance tools and cleaning equipment.
• Strong attention to detail and commitment to quality.
• Ability to work independently and as part of a team.
• Must be able to lift up to 50 lbs and perform physical tasks indoors and outdoors in all weather conditions.
• Must have a car and a valid drivers license.

Responsibilities

• Assist maintenance staff with minor repairs, unit turnovers, and preventive maintenance tasks.
• Conduct regular property inspections and report maintenance or safety issues.
• Help organize tools, deliver supplies, and maintain storage areas.
• Keep maintenance shops and equipment rooms clean and orderly.
• Clean and maintain common areas such as lobbies, hallways, restrooms, laundry rooms, and amenity spaces.
• Sweep, mop, vacuum, and wash floors, windows, and other surfaces.
• Empty trash and recycling bins, ensuring proper disposal.
• Maintain exterior grounds by picking up debris, cleaning walkways, and performing light landscaping.
• Greet residents and visitors in a professional and friendly manner.
• Respond promptly to maintenance or cleaning requests.
• Report safety hazards, resident concerns, or suspicious activity to management.
• Follow company safety procedures and OSHA regulations.
• Use cleaning supplies and tools properly and safely.
• Participate in safety meetings and emergency drills.

Key Responsibilities
