Job summary

A&K Elite Real Estate Services LLC in Dutchess and Ulster County is seeking a reliable Porter to join our property management team. This entry-level position supports maintenance and operations, keeping common areas clean and safe for residents and visitors.

You will assist with minor repairs, inspections, and organizing supplies, while performing groundskeeping tasks and customer-friendly service. The role may include weekends or after-hours and pays $20-$25 per hour with PTO and holidays.

Qualifications

• High school diploma or equivalent required.
• Experience in property maintenance, janitorial work, or facilities support preferred.
• Must have a car and a valid driver’s license.

Responsibilities

• Assist maintenance staff with minor repairs, unit turnovers, and preventive maintenance tasks.
• Conduct regular property inspections and report maintenance or safety issues.
• Help organize tools, deliver supplies, and maintain storage areas.
• Keep maintenance shops and equipment rooms clean and orderly.
• Clean and maintain common areas such as lobbies, hallways, restrooms, laundry rooms, and amenity spaces.
• Sweep, mop, vacuum, and wash floors, windows, and other surfaces.
• Empty trash and recycling bins, ensuring proper disposal.
• Maintain exterior grounds by picking up debris and performing light landscaping.
• Greet residents and visitors in a professional and friendly manner.
• Respond promptly to maintenance or cleaning requests.
• Report safety hazards, resident concerns, or suspicious activity to management.
• Follow company safety procedures and OSHA regulations.
• Use cleaning supplies and tools properly and safely.
• Participate in safety meetings and emergency drills.

About The Role

We're looking for a reliable and hardworking Porter to join our growing property management team! As a Porter, you'll play a key role in maintaining the cleanliness, appearance, and functionality of our community. Working closely with the Maintenance and Property Management teams, you'll help ensure that all common areas, grounds, and facilities are clean, safe, and welcoming for residents and visitors.

Key Responsibilities

Maintenance & Operations Support

• Must be able to lift up to 50 lbs and perform physical tasks indoors and outdoors in all weather conditions.
• Must have a car and a valid drivers license

Work Environment

This role involves both indoor and outdoor work. Candidates must be comfortable working in various weather conditions and occasionally on weekends or after hours based on property needs.
