Job summary

Capstone On-Campus Management (COCM) is seeking a Porter at Cornish Commons, located on Seattle University campus in Seattle, WA. The Porter will maintain cleanliness of interior and exterior areas and assist with minor facilities repairs.

The position offers $23.00-$25.00 per hour plus a comprehensive benefits package. This non-exempt role follows a day shift with on-call rotation to support campus operations.

Qualifications

  • High school diploma or GED required.
  • Custodial experience with willingness to learn general maintenance tasks.
  • Strong verbal communication and customer service skills.
  • Ability to work 40 hours per week, Monday–Friday, during day shift.
  • Ability to lift up to 50 pounds and navigate stairs.
  • Willingness to participate in after-hours on-call rotation.

Responsibilities

  • Maintain cleanliness of building interior and exterior.
  • Assist in grounds and common areas upkeep.
  • Assist in cleaning snow and debris from sidewalks.
  • Remove trash and refuse from the building.
  • Use hand and power tools for maintenance tasks as needed.
  • Assist in painting and drywall projects when necessary.
  • Replace light bulbs, lamps, and clean fixtures.
  • Prepare vacant units for new tenants.
  • Support maintenance team and respond to emergencies and on-call requests.
  • Comply with codes, regulations, and safety directives.

Location: Cornish Commons at Seattle University, Seattle, WA

Compensation: $23.00-$25.00 per hour and a comprehensive benefits package

Company Information

Capstone On-Campus Management (COCM), with headquarters in Birmingham, Alabama, is a group of student housing professionals focused exclusively on the management of housing communities owned by non-profits and/or highly affiliated with a university.

Summary

The Porter is primarily responsible for maintaining cleanliness of interior and exterior of the building along with minor facilities repairs as needed.

Essential Duties And Responsibilities
  • Assist in maintaining the grounds, building common areas, and exterior of the building.
  • Assist in cleaning snow and debris from sidewalk .
  • Assist in removing all trash and refuse from the building.
  • Use tools ranging from common hand and power tools such as trash caddy, trash compactor, power washer, hammers, saws and drills.
  • Assist in painting and drywall projects when necessary.
  • Replace light bulbs, lamps, and clean fixtures.
  • Aid in preparing vacant unit for new tenants.
  • Assist in performing basic maintenance functions alongside the maintenance team.
  • Assist in escorting and monitoring vendors while on-site providing a service.
  • Respond quickly to emergency situations and customer concerns.
  • Participate in on-call rotation for emergency call outs.
  • Comply with all applicable codes, regulations, governmental agency and company directives as related to building operations and practices safe work habits.
  • Identifies and reports work orders for maintenance needs.
  • Contribute to the overall success of the maintenance department by performing essential duties and responsibilities as assigned.
Qualifications
  • High school diploma or general education degree (GED).
  • Custodial experience with willingness to learn general maintenance tasks.
  • Demonstrate proficiency in verbal communication.
  • Possess strong customer service skills.
  • Must have troubleshooting and diagnostic skills.
  • Ability to work 40 hours a week, Monday-Friday during day shift.
  • Ability to move and lift to 50lbs and navigate up and down stairs.
  • Be able to participate in an after-hours on-call duty rotation and respond to the campus within 40 minutes.
