Job summary

Rose Valley Management is seeking a Porter in New Haven, CT to join our team and provide excellent customer service while performing preventative and routine maintenance across the property grounds and resident units.

The Porter will maintain cleanliness of common areas, perform groundskeeping duties, assist with move‑in/move‑out preparations, monitor safety, and support maintenance staff as needed. On‑call availability is required.

Qualifications

• Basic knowledge of plumbing, electrical, HVAC, carpentry, appliance, drywall, painting, and snow removal.
• Customer service‑focused attitude.
• Must have reliable transportation for on-call emergencies.
• Experience in maintenance in an apartment community.
• On call REQUIRED.

Responsibilities

• Maintain cleanliness of common areas such as hallways, stairwells, clubhouses, and restrooms.
• Perform daily groundskeeping: trash removal, sweeping walkways, parking area maintenance.
• Assist with trash management including dumpster areas and compactor rooms.
• Support move-in/move-out preparations with light cleaning and basic apartment setup.
• Monitor community grounds and amenities for safety hazards and report issues to the maintenance team.
• Assist maintenance staff with light duties (changing light bulbs, painting touch-ups, replacing signage).
• Ensure supplies and cleaning materials are stocked and stored; follow safety procedures and on-call protocols.

A Rose Valley Management Porter is an essential team member who is responsible for providing excellent customer service while performing preventative and routine maintenance throughout the property grounds and in resident units.

DUTIES AND RESPONSIBILITES:

• Maintain cleanliness of all common areas including hallways, stairwells, breezeways, clubhouses, fitness centers, laundry rooms, and restrooms

• Perform daily groundskeeping duties such as trash and litter removal, sweeping walkways, and maintaining parking areas

• Assist with trash management, including collection of dumpster areas and compactor rooms

• Support move-in and move-out preparations, including light cleaning and basic apartment setup

• Monitor community grounds and amenities for safety hazards and report issues to the maintenance team

• Assist maintenance staff with light duties as needed (changing light bulbs, painting touch-ups, replacing signage, etc.)

• Ensure supplies and cleaning materials are properly stocked and stored

• Follow all safety procedures, company policies, and on-call or emergency protocols when applicable

PHYSICAL DEMANDS:

• Able to stand and walk inside and outside in all weather
• Able to lift up to 50 lbs.
• Able to endure walking, squatting, bending, balancing, climbing (ladders), kneeling, crawling and prolonged standing

As an essential player in the continued success of the property, it is important our Porter has excellent customer service, organizational skills, and the ability to take initiative. Additionally, prior experience working in maintenance at an apartment community is a must and strong written, verbal and computer skills are preferred.
