Job summary

Hunt Military Communities is seeking a Grounds Maintenance Specialist to support grounds, property upkeep, and exterior maintenance across our communities in Honolulu, HI. The role requires working outdoors in various weather conditions, operating exterior equipment and heavy lifting as needed.

You will be responsible for keeping grounds and amenities in top condition, performing daily trash removal, and assisting in preparing units for market readiness.

Qualifications

• Must have a High School Diploma or GED.
• 1–3 years of previous work experience.
• Performs outdoor work in all weather conditions and can lift up to 50 pounds.

Responsibilities

• Maintain grounds, amenities, and building exteriors.
• Remove trash daily and replace exterior light bulbs as needed.
• Power wash exterior structures and public areas.
• Maintain fences and gates.
• Assist in preparing market-ready units and removing abandoned items.
• Assist in heavy-item replacements and other maintenance tasks.

Job description

A Brief Overview

The Porter is responsible for assisting with all phases of grounds, property maintenance, and appearance, including, but not limited to, power washing, raking, yard maintenance, trash collection, and appliance delivery. Must be able to work outside in all weather conditions and perform physical work. The position will require the ability to work with exterior equipment, power tools, and heavy lifting.

What You Will Do

• Assumes responsibility for meticulous upkeep of grounds, amenities, building exteriors and leasing office, parking lots, and other community buildings.
• Removes trash from office and property areas on daily basis and replaces outside light bulbs as needed.
• Power washes exterior structures (homes, community centers, offices, etc.), as well as all public areas.
• Maintains fences and gates.
• Assists in the preparation of market-ready units, including removal of abandoned items from vacant homes, pressure washes, yard maintenance, and exterior upkeep.
• Assists managers with assigned maintenance tasks (e.g., replacing and removing appliances, water heaters, and other heavy items) in a timely manner.
• Assists in the cleaning of available units, including carpet cleaning (where applicable).
• Assists maintenance team with snow removal (if applicable).
• Maintains accurate records for all work completed with HMC policy and standards.
• Maintains curb appeal, including but not limited to the removal of bulk trash items, litter, cardboard boxes, newspapers, phone books, and other discarded materials.
• Conducts routine inspection of playgrounds, picnic pavilions, BBQs, and other outdoor community amenities.
• Cleans, paints, and preserves playgrounds and other outdoor amenities, as well as makes repairs to playground equipment and fall protection materials.
• Paints, as assigned.
• Reports visible maintenance issues (leaks, damages, hazards).
• Represents property in a professional manner at all times.
• Delivers communication documentation to residents.
• Contributes to resident retention programs.
• Ensures that unsafe conditions are corrected in a timely manner. Immediately reports all unsafe conditions to direct supervisor.
• Learns and ensures compliance with all company, local, state and federal safety rules.
• Removes all abandoned furniture, trash, and boxes. Transfers to dumpsters or appropriate storage area.
• Transfers trash and other items left outside of dumpster into dumpster. Picks-up and sweeps area.
• Completes detailed work in the community on a regular basis. Uses a blower to keep sidewalks and walking areas clean of loose grass and brush.
• This position requires driving for the Company using either 1) a Company vehicle, at any frequency from Rarely to Constantly; or, 2) a Personal or Rental vehicle to conduct Company business more than 50% of the time to perform work duties.

Education Qualifications

• High School Diploma or GED (or equivalent) required.

Experience Qualifications

• 1-3 years previous work experience required.

• Performs work outside in all weather conditions and perform physical work, as well as to lift weights up to 50 pounds occasionally.
• Must have reliable transportation.
• Requires a self-motivated team player who pays close attention to detail and who can prioritize in a fast-moving environment.
• Reliable and dependable attendance and punctuality are essential for this position.
• Basic understanding of safety practices.
• Requires use of technology platforms on a daily basis.

Licenses and Certifications

• DL NUMBER - Driver's License, Valid and in State required.

Compensation

We are committed to offering competitive and equitable compensation. The hiring range for this position is generally between $21.35 - $23.14, exclusive of fringe benefits or potential bonuses. This position is also eligible for a performance bonus. Final salaries will be determined based on factors such as geographic location, skills, education, licenses, certifications, and/or experience. In addition to these factors – we believe in the importance of pay equity. Please keep in mind that the range mentioned above is the general Hiring Range for the role. Hiring at the top of the range is reserved for exceptionally qualified candidates. We consider internal and external factors as a part of every final offer.
