Job summary

Louisville Metro Housing Authority is seeking a Plumbing Maintenance Worker III to service and repair plumbing systems across Housing Authority properties, ensuring HUD and NSPIRE standards meet safety and sanitary requirements.

Qualifications

• Education: High school graduate or equivalent.
• Experience: 1–3 years of progressively responsible experience in plumbing maintenance and repair.
• Ability to read and interpret blueprints, diagrams, specifications, and technical information.
• Safe operation and maintenance of hand and power tools.
• Recordkeeping and documentation practices.

Responsibilities

• Works closely with the PG&E Regional Coordinator to coordinate and complete plumbing maintenance projects, repairs, inspections, and preventative maintenance activities.
• Ensures work is performed in accordance with applicable federal, state, and local laws, codes, regulations, Housing Authority policies, and safety standards.
• Maintains accurate time sheets and work records.
• Prepares and maintains analytical records, maintenance reports, statistical information, and other documentation as required.
• Promotes and follows established safety rules, procedures, and standards.
• Conduct inspections of LMHA equipment and plumbing on all properties.
• Perform skilled maintenance repairs on all plumbing equipment.
• Record worker activities and results.
• Assists with planning and prioritizing plumbing repair and preventative maintenance activities.
• Assess extraordinary situations and determine solutions.
• Performs other duties as assigned.

Position Summary

The Plumbing Maintenance Worker III position is responsible for the service and repairs of all plumbing systems and equipment across all Housing Authority-owned and managed properties. This position ensures all properties meet or exceed HUD requirements, including NSPIRE standards, by maintaining safe, sanitary, and fully functional housing conditions.

This Plumbing Maintenance Worker III position plays a critical role in protecting the Housing Authority's physical assets, supporting resident health and safety, and maintaining ongoing compliance with federal, state, and local regulations through proactive maintenance planning, inspections, and execution.

Essential Duties and Responsibilities

• Works closely with the PG&E Regional Coordinator to coordinate and complete plumbing maintenance projects, repairs, inspections, and preventative maintenance activities.

Minimum Qualifications

Education: High school graduate or equivalent.

Experience: One (1) to three (3) years of progressively responsible experience in plumbing maintenance and repair or a closely related field.

• Plumbing tools, equipment, materials, and supplies.

Working Conditions

Requirements

• Regularly lift up to 75 lbs.
• Ability to perform repetitive physical movements associated with plumbing maintenance.
• Ability to bend, crouch, crawl, and work on your knees for an extended period of time.
• Must have a valid Kentucky Driver License.
• Must be available for emergency on-call duties.
• Must successfully pass the internal Property Maintenance Plumbing Maintenance Worker III test.
