Guardian is seeking a Part-Time Maintenance Assistant for Royal Hills in Renton, WA. The role supports cleaning and minor property maintenance, processes work orders, and helps maintain curb appeal. Training is available; 25 hours per week, Mon-Fri 8:00 AM - 1:00 PM.

Qualifications

• High school diploma or GED.
• Basic knowledge of cleaning techniques and product use.
• Basic knowledge of building and grounds maintenance such as changing lightbulbs, raking.
• Ability to lift a minimum of 25 lbs.
• Attention to detail and organizational skills.
• Ability to speak, read and write in English.
• Ability to communicate effectively and in a timely manner, both verbally and in writing.
• Possess basic computer-literacy and willingness to complete regular tasks using standard computer or web-based technology.

Responsibilities

• Always represent Guardian in a positive and professional manner.
• Walk property grounds daily to ensure grounds are clean and property has excellent curb appeal.
• Walk common areas daily, clean and maintain all common areas.
• Maintain common areas, entryways, and dumpster/recycling areas daily.
• Alert supervisor of any potential liabilities or repairs; identify problems and repairs needed in structural, electrical, plumbing, and appliances.
• Respond to service requests and complete Work Orders; assist with apartment turnovers in a timely and professional manner.
• Keep model units and office/maintenance areas neat and clean.
• May be on call for emergencies and carry a property cell phone.
