Job summary

AWI Management Corp. in Kailua, HI is seeking a Maintenance Technician to support a 40-unit apartment community. This part-time role (26 hours/week) focuses on keeping the property safe, clean, and well-maintained for residents.

The ideal candidate has experience with general building maintenance, groundskeeping, and may have HUD/LIHTC/RD exposure. Authorization to work in the United States and a valid driver's license are required.

Qualifications

• General groundskeeping and landscaping experience.

Responsibilities

• Complete maintenance requests and work orders in a timely manner.
• Perform general maintenance tasks including painting, cleaning, plumbing, electrical, and carpentry repairs.
• Assist with preventative maintenance to keep building systems in good condition.
• Maintain grounds and landscaping for strong curb appeal.
• Assist with annual apartment inspections and identify maintenance needs.
• Coordinate with the Property Manager to order supplies and vendors.
• Maintain positive relationships with residents, vendors, and staff.
• Report lease or house rule violations when observed.
• Respond to emergency maintenance situations as needed.
• Follow company policies and procedures.

WhatYou'llDo

As the Maintenance Technician, you will help ensure the property is wellmaintained, safe, and welcoming for residents and visitors.

Key responsibilities include:
