Job summary

Spring Arbor is seeking a Part-Time Maintenance Assistant to help keep our community in top shape. You will assist the Maintenance Director in daily operations, including plumbing, electrical work, carpentry, painting, and HVAC tasks, ensuring safety and quality in every area.

You will work about 20 hours per week, 8:00 AM–4:30 PM, with every other weekend coverage. A strong independent work ethic and reliable communication are essential for success in this role.

Qualifications

• Must be at least 18 years old.
• Minimum 1 year maintenance experience incl. plumbing, electrical, carpentry, painting and HVAC.
• Independent worker with good multitasking and communication skills.
• Background check must be clear; drug-free workplace.
• If driving is required, must have a valid driver’s license and acceptable MVR.

Responsibilities

• Assist Maintenance Director in maintaining the Property.
• Support preventative and routine maintenance for mechanical equipment, structures and grounds.
• Conduct routine inspections to ensure safe operation of equipment.
• Maintain clean, organized maintenance and storage areas.
• Use online work order system and help delegate tasks as needed.
• Follow OSHA and company safety guidelines.

At Spring Arbor, our residents call this place home, and you’ll be one of the people who keeps it running smoothly, safely, and looking its best. From fixing a squeaky door to helping with a room makeover, you’ll be the person everyone’s glad to see coming down the hall.

Your schedule:

• Part-time, about 20 hours a week
• 8:00 AM – 4:30 PM (no late nights!)
• Every other weekend

The primary responsibility of the Maintenance Assistant is to assist the Maintenance Director (MD) in maintaining and operating the physical aspects of the Property.

Areas of Responsibility

• Assist the MD to ensure that the Community is always covered in the event of an emergency.
• Assist the MD in the preventative and routine maintenance programs to ensure that mechanical equipment, building structures and grounds are properly maintained.
• Assist the MD in the safe operation of all mechanical equipment through routine physical inspections.
• Assist MD to ensure that all maintenance work and storage areas are maintained in a safe, organized, and clean manner.
• Assist MD in maintaining online work order system, efficiently use the system and help delegate work orders to staff.
• Follow OSHA and Company guidelines relating to lock down and tag out procedures that are approved for the Community and follow OSHA standards for safe working procedures.

Required Qualifications

• Must be a minimum of 18 years of age.
• Minimum of one (1) year maintenance-related experience including working knowledge of plumbing, electrical, carpentry, painting, and HVAC systems.
• Must be an independent worker with effective communication skills able to multi-task and be organized.
• Must have positive Criminal Background Screening.
• The Community is a drug free workplace; associates are subject to adherence to the Company Drug Free Workplace policy.
• If assigned driving responsibilities, the associate must possess and maintain a valid driver’s license and an acceptable Motor Vehicle Record (MVR) in accordance with Company Fleet Safety standards. Driving duties are incidental to the primary responsibilities of this position and may be assigned based on business needs.
• MVR reviews will be conducted at hire and periodically thereafter in accordance with Company policy. Associates who do not meet or maintain Company driving standards may be ineligible to perform driving duties; however, such determination will not automatically affect continued employment in the position where driving is not an essential function.

Preferred Qualifications

• Technical school diploma preferred.
• HVAC and other related maintenance certifications desirable.
