Job summary

Bigos Management Inc. is seeking a Leasing Consultant to manage apartment rentals, move-ins and lease renewals at Villages on McKnight in St. Paul and Minnehaha Manor in Oakdale, MN.

You will interact with prospective and current residents, conduct tours, handle lease paperwork, and ensure a smooth move-in experience. This role requires strong communication and sales skills and offers schedule options at two properties.

Qualifications

• High school diploma or GED required.
• 1-2 years customer service and/or sales experience required.
• Previous leasing experience preferred.

Responsibilities

• Answer incoming phone inquiries regarding available apartments and schedule visits.
• Provide tours of available apartments meeting prospect needs.
• Explain advantages of renting from Bigos Management to prospects.
• Maintain knowledge of local competition using public information only.
• Follow up with prospects by phone to close leases.
• Qualify prospective renters using company procedures.
• Move-in new renters and discuss lease terms and rules.
• Conduct move-out inspections and assist with renewals.
• Attend required trainings and meetings.
• Inspect vacant apartments and perform light cleaning as needed.

Monday: 8:30 am - 5:00 pm (Villages on McKnight)

Tuesday: 4:00 pm - 7:00 pm (Minnehaha Manor)

Wednesday: 4:00 pm - 7:00 pm (Minnehaha Manor)

Thursday: 3:00 pm - 7:00 pm (Villages on McKnight)

Saturday: 9:30 am - 4:00 pm (Minnehaha Manor)

PAY, BENEFITS, AND PERKS

Hiring Pay Range: $18.00 - $22.00

JOB SUMMARY

Leasing Consultants are responsible for the performance of all activities related to apartment rentals, move-ins and lease renewals. The Leasing Consultant interacts directly with prospective and current residents to achieve maximum occupancy. This includes generating and handling traffic, leasing apartments, qualifying prospects, preparing lease documentation and completing move-in paperwork and procedures.

ESSENTIAL JOB DUTIES

• Answer incoming phone inquiries regarding available apartments. Provide all information requested and encourage the prospect to schedule an appointment to visit the property
• When a prospect visits the property, provide them with a tour of available apartments that meet their needs
• Inform the prospect on the advantages of renting from Bigos Management
• Maintain working knowledge of the competition in the area by utilizing only public information (i.e. property websites & internet searches)
• Follow-up, via telephone, with prospects who have not made a decision and continue to sell the Bigos Management property
• Qualify all prospective renters using company approved procedures
• Move-in new renters, discuss lease and apartment complex rules, and conduct move-in inspection. Move-out departing renters to include conducting a move-out inspection
• Follow-up with residents on renewal of their lease
• Other duties as assigned by Property Manager
• Inspect vacant apartments and complete light cleaning 'sparkles' as needed to maintain rent ready condition
• Attend required trainings and meetings

QUALIFICATIONS

Education and Experience

• High school diploma or GED required
• 1-2 years customer service and/or sales experience required
• Previous leasing experience preferred

Skills and Abilities

• Fluent in English with strong written and verbal communication skills
• Ability to use tact, diplomacy and a clear, courteous manner when dealing with co-workers and the public.
• Strong organizational and time management skills
• Basic computer literacy (email, web applications)
• Real Estate Licenses must not be active while working in this role
• Ability to travel for required trainings, meetings and company events
