Job summary

Investment Property Group seeks a dedicated Groundskeeper/Maintenance for Woodland Park Estates (199 homes) in Woodland Hills, CA. This part-time role spans 20 hours weekly with shifts 8am-12pm or 1pm-5pm, Monday to Friday, focusing on grounds and curb appeal across the community.

Qualifications

• 1+ years experience as Groundskeeper or Maintenance at a multi-family community.
• Knowledge and skills in safe use and maintenance of power tools and mechanical equipment.
• Ability to interact professionally with residents, staff and visitors.
• Ability to perform physical tasks (walking, standing, lifting, bending, pulling).
• Identify areas for improvement and suggest efficiency improvements.
• Demonstrates time management and problem-solving skills.
• Maintains a positive attitude.

Responsibilities

• Represent IPG in a positive, professional manner at all times.
• Vacuum, sweep, clean toilets, remove litter, maintain common areas and offices.
• Perform trash-out duties and dispose of items appropriately.
• General park and facilities maintenance with minimum supervision.
• Operate power tools and equipment safely (mowers, trimmers, blowers).
• Use a chainsaw to cut and remove large branches or debris.
• Inspect and maintain irrigation systems; adjust sprinklers and valves.
• Assist with property inspections and address issues promptly.
• Report maintenance or safety issues to management.
• Additional tasks assigned by supervisors.
