Job summary

Sterling Group is seeking a Part-Time Floating Assistant Property Manager for our Mini Storage Depot location in Chesterfield, MI. You will assist in overseeing property finances, occupancy, and operations across Sterling Self-Storage sites and help implement the 5 P’s business plan.

The role requires 3+ years in management, strong customer service, and proficiency in YARDI/SiteLink; a valid driver’s license is mandatory. Schedule 22–24 hours per week, with some variability.

Qualifications

• 3+ years in management, preferably with sales and self-storage.
• High School Diploma or GED; some college preferred.
• Ability to manage diverse remote managers.
• Outstanding interpersonal, verbal and written communication for customer service.
• Excellent presentation, facilitation and organizational skills.
• Strong data analysis, forecasting and problem solving.
• Valid Driver's License required.

Responsibilities

• Implement the Sterling 5 P’s Business Plan to meet owners, tenants and customers’ goals.
• Meet occupancy and budgeted financial goals monthly and physically.
• Generate and increase monthly and annual income and asset value.
• Analyze monthly financial reports and assist with annual budget forecasting.
• Prepare Daily Activity Reports and capital expense requests; ensure reporting accuracy.
• Enforce the Sterling Delinquency Process and Rent Collection Policy.
• Research market conditions to support pricing strategy.
• Maintain office and maintenance inventories.
• Ensure optimum curb appeal is maintained.
• Lead staff development: hiring, training, mentoring and discipline.
• Work at other Sterling Self-Storage properties as needed.
• Collaborate with outreach staff on the 5P’s marketing plan.
