Job summary

Morningstar Properties in Kannapolis, NC is hiring a part-time Maintenance Associate to keep a clean, safe, and welcoming environment for customers and staff. You will manage grounds, perform routine maintenance across HVAC, electrical, plumbing, and carpentry, and complete scheduled checklists while coordinating with the Property Manager.

The role requires hands-on experience, reliability, and the ability to work independently in a non-desk setting; a high school diploma or GED is preferred,

Qualifications

• Past maintenance and/or janitorial experience required.
• High School diploma or GED preferred.
• Handy with tools, and some basic mechanical knowledge is a plus.
• Experience with HVAC repairs a plus.
• Valid driver’s license in the state of employment required for occasional work-related tasks requiring driving.

Responsibilities

• Maintain a safe, clean, and welcoming environment for customers and team members.
• Take ownership of the property’s appearance and grounds, including landscaping, cleaning, trash removal, restrooms, units, and common areas.
• Perform routine and preventative maintenance to ensure proper operation of facility systems, including HVAC, electrical, plumbing, painting, carpentry, and minor roofing repairs.
• Complete daily, weekly, and monthly maintenance checklists accurately and on schedule.
• Complete routine maintenance and upkeep of company truck.
• Identify maintenance issues early and use effective problem-solving skills to complete repairs efficiently and safely.
• Conduct regular property walk throughs and work independently, adapting to new tools and technology.
• Communicate effectively with Property Manager and other teammates to keep all parties informed of status, needs, or delays.
• Foster a respectful, supportive, and cooperative environment with teammates and customers.
• Keep tools, supplies, and workspaces organized and in good working order.
• Complete all tasks with safety and security at the forefront.
• Other related duties as assigned.
