Job summary

Morningstar Properties in Waxhaw, NC is seeking a part-time Maintenance Associate for our Rea Rd property. You will perform maintenance of the facility, handle groundskeeping, and ensure a clean, safe environment for customers and staff.

Ideal candidates have maintenance or janitorial experience, are hands-on, and able to work independently in a dynamic, non-desk setting. A valid driver's license and willingness to work a flexible schedule are required.

Qualifications

• Past maintenance and/or janitorial experience required.
• High School diploma or GED preferred.
• Handy with tools; basic mechanical knowledge is a plus.
• HVAC repair experience a plus.
• Valid driver's license in the state of employment required for occasional driving.
• Ability to move around the property and perform hands-on work.
• Curiosity, creativity, and a willingness to learn.
• Self-motivated, dependable, and able to work independently.

Responsibilities

• Maintain a safe, clean, and welcoming environment for customers and team members.
• Take ownership of the property's appearance and grounds, including landscaping, cleaning, trash removal, restrooms, units, and common areas.
• Perform routine and preventative maintenance on facility systems, including HVAC, electrical, plumbing, painting, carpentry, and minor roofing repairs.
• Complete daily, weekly, and monthly maintenance checklists accurately and on schedule.
• Complete routine maintenance and upkeep of company truck.
• Identify maintenance issues early and use effective problem‑solving skills to complete repairs safely.
• Conduct regular property walk throughs and work independently, adapting to new tools and technology.
• Communicate effectively with Property Manager and other teammates to keep all parties informed of status, needs, or delays.
• Foster a respectful, supportive environment with teammates and customers.
• Keep tools, supplies, and workspaces organized and in good working order.
• Complete all tasks with safety and security at the forefront.
• Other related duties as assigned.
