The role supervises Maintenance Technician I and II, trains staff, coordinates inspections, and ensures safety standards, with on-call security, vehicle maintenance, and vendor coordination.

Qualifications

  • High School Diploma or equivalent.
  • Two years coursework in HVAC, plumbing, electrical, or construction trades.
  • Two years progressively responsible experience in skilled maintenance.
  • HVAC Certification preferred.

Job description

Plans, schedules, supervises, and performs the day-to-day general maintenance and repair of buildings, vehicles, grounds, and equipment; ensures all equipment remains in proper working order and compliance with standard operating procedures and safety standards; performs a variety of skilled maintenance work for buildings and grounds, plumbing, electrical, and carpentry work as well as routine maintenance and repairs; cleans and maintains the building and grounds to ensure the neatness and cleanliness of the same.Facilities Maintenance Responsibilities (55%)Acts as lead worker to Maintenance Technician I and II staff; trains and instructs employees in the proper methods and procedures; monitors work in progress and upon completion to ensure accuracy, completeness, and compliance with established policies and procedures.Plans, schedules, assigns, supervises, and performs ongoing maintenance of the interior and structural portion of all facilities to include plumbing and carpentry work as well as painting.Performs maintenance of grounds, structures, fixtures, and decor through additions, repairs, adjustments, painting or replacement.Inspects, tests, and adjusts physical plant machinery; documents and maintains records of heating, cooling, piping, and electrical systems, and records in accordance with schedules.Oversees and coordinates the maintenance and repair of minor mechanical malfunctions and preventative maintenance on heating and air conditioning equipment; performs minor adjustments; lubricates and cleans equipment, appliances, and/or machinery.Installs electrical conduit, wiring, switching devices, controls, outlets, fixtures, motors, and other such equipment.Supervises and participates in the repair and replacement of light bulbs, fluorescent tubes, spotlights, exit lights, and other minor lighting malfunctions.Supervises and participates in the repair of toilets, urinals, showers, drains, etc.Maintains tools and machinery in good condition and uses all tools carefully and as instructed; maintains and monitors inventory of all tools, supplies, parts, and equipment belonging to the Maintenance Department; ensures that work areas are properly maintained and safe with all tools and equipment stored.Compiles and maintains accurate records for preventive maintenance and monitors the same.Communicates and coordinates with vendors and contractors for the maintenance of escalators, elevators, and other equipment.Oversees and performs preventative maintenance of Salvation Army vehicles; monitors and replenishes all fluid levels; inspects, tests, adjusts, and repairs all physical plant machinery, heating, cooling, piping, and electrical systems, and records maintenance in accordance with schedules.Communicates with all supervisors the status of maintenance projects as well as reporting of high priority maintenance needs.Demonstrates willingness and commitment to pursue learning opportunities in supervision skills as well as vocational schooling in HVAC, plumbing, electrical, and carpentry.Facilities Security Responsibilities (25%)Maintains the security of all facilities; provides on-call coverage seven days per week and twenty-four hours per day; conducts regular security checks of grounds; ensures all lights are turned out after hours; maintains the organization of the building and maintenance areas.Plans, supervises, and performs preventative maintenance of all mechanical, electrical, utility equipment, and appliances; schedules and conducts routine inspections of vehicles, kitchen appliances, maintenance tools and equipment, as well as heat and air conditioning, elevators, telephone, security and fire alarm systems on a routine basis to ensure the long life of the same.Monitors the arming and disarming of facility security system.Operates a Salvation Army vehicle to pick-up and/or deliver materials in a safe manner.Facilities Cleaning Responsibilities (20%)Performs duties necessary to maintain and ensure the beautification of the building and grounds which may include collecting debris, sweeping of floors and/or sidewalks, vacuuming, stripping, mopping and waxing floors as needed.Cleans and sanitizes bathrooms; cleans sinks and toilets, polishes mirrors, and replenishes supplies.Cleans windows; dusts and polishers furniture and fixtures.Cleans kitchen and dining area; washes dishes; cleans and defrosts refrigerator; cleans stoves and ovens.Collects trash from offices and lunchroom; empties trash cans regularly; ensures that all areas are maintained in a clean and safe manner.Assists in setting up meeting rooms; set up tables and chairs; puts ice in glasses and sets out drinks.Physical Requirements:Ability to present a positive and professional image of The Salvation Army.Ability to work independently and with limited supervision.Ability to build and maintain effective working relationships with Salvation Army officers, employees, and the community.Ability to meet attendance requirements.Ability to read, write, and communicate the English language effectively.Ability to perform strenuous, heavy work involving the lifting and carrying of heavy objects.Ability to perform continuous walking, stooping, standing, and some climbing.Ability to communicate clearly both orally and in writing.Ability to work under the pressure of deadlines and time constraints.Ability to drive a vehicle safely and in compliance of all laws and regulations.Duties require frequent periods of physical mobility including but not limited to standing, walking, climbing, stooping, squatting, and lifting.
